Unfortunately, due to supply chain problems, Pulte was unable to complete our home as originally scheduled. Their communication on the delays could have been better and help avoid needless extra costs on our move. Overall their response to problems after closing has been acceptable.

Considering current supply chain issues, process was exceptional.

We loved the design the Villa we bought both for our current needs but also for our lives 20 years from now. Having been an Executive at a Life Plan Community I am well aware of life changes as we age. Complete first floor living in style and comfort was met with the home design. The quality of options was good although limited and somewhat dependent on salesperson and timing of purchase. Overall for the type of building (mass construction) it is well constructed. Post construction fixes are not as easy to accomplish bc the priority is getting the buildings up. Then you are subject to quick fixes that aren’t the best quality or aesthetically pleasing, or quickly completed. The community life makes the slight inconveniences worth it though. Process for responding to issues is slow.

We had a great experience all around. Our foreman Will Wenzel was great and easy to work with and attended to our needs prior to, during, and after closing. Thank you for our new home.

Overall, a very good experience.

Beautiful community; quick build, settled on time; lots of amenities with HOA fee; neat app lets you place furniture & manage your interior before you move in.

Appliances were poor quality. They broke down very early. Wallboard seams and corners were not done very well. Building expansion and contraction with the seasons caused cracks to appear all thru the condo building. Overall I woould rate the construction and material quality below agerage.

workmanship could use improvement

On the positive side, we like the floor plan, the location and the exquisite trim work. The house also seems well constructed. However, we paid a premium price for a model home which included all of the wall hangings, most of which do not reflect our taste Upon moving in we were shocked to find that they had all been mounted with drywall screws, some as long as 2-1/2 inches, causing significant damage to the walls in virtually every room. In multiple cases they also obscured handwritten directions in dark pencil on where they should be hung. It has taken us six weeks to contract with a painter to repair and repaint the walls at a cost of more than $3,000. This has also prevented us from fully moving in, as most of our books remain boxed and our own artwork waiting to be hung. The ice maker on our $3,400 refrigerator has been inoperative since we moved in, as we are still awaiting back ordered parts. A third issue of which we were aware prior to closing: We will incur significant additional costs in contracting with a stone company to cover our front porch, which has three large unsightly cracks, two of which are about six feet long. ... Good Overall

We love our new home! Just wish that we didn't have to pay for some upgrades/additions that we thought should have been included in the base price. Choosing items separately significantly raised the final price of our home. I don't think that we would have as been happy with a "bare bones" home but with all the additions that we chose, we're more than happy. Also, the quality of the workmanship and materials doesn't appear to be as high of quality as our prior home.

The builders team did what they promised in a timely fashion

The home generally is beautiful. The deal was good, People is helpful . We found some little issue in new building as usual , but del Web send team to cover it . So far We are happy with our new home.

To many players in process. Not easy to keep track of scorecard.

I would like to share three items of my experience. 1. Very happy with the personnel on sale, manager, site construction manager, mortgage, home insurance and customer service. Everybody from Pulte employees which involve this transaction. 2. Cheap materials provided and bad quality of the home constructed. 3. Compared the price we paid with products we received. It is too high price based on the construction results.

Everyone at Del Webb/ Montebello have been responsive and pleasant to work with. John, our sales rep, was with us every step of the way. The written communications from Del Webb was appreciated and informative. Our Building Coordinator Steve was patient and followed up on our concerns immediately. So why not 5 stars? Frankly, we have found lots of small issues with the construction. Areas not grouted, nails popping up through the carpet, paint not applied properly. Nothing major but the overall impression is that there was a lack of attention to detail and the need to just finish the job. When converting your sales office to a home, you will save the buyer considerable headaches if you renovate the unit as if it is a new house. Especially remove the excess data lines and replace the cable service with a new fish tape. Also be sure the utilities and cable service are officially stopped with the utility and cable companies. All new plants should be in over sized holes with good soil.

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

As soon as the stone was laid, we pointed out that 2 of the top stones didn't meet at the corner. We were ignored until a week before closing when we threatened to walk away from the deal to get the improperly laid stone fixed. Similarly, we pointed out an area of standing water behind our property before the sod was installed. Again, we were repeatedly strung along until I wrote to the county. The swale is now supposed to be addressed by April 15. No one told us when we picked out our fixtures that no racks for hand towels would be placed in any bathroom other than the master. They are $21 on Amazon. For an $800+ house, you could have installed hand towel racks in the other 2 bathrooms. Likewise, it was needlessly annoying making us hire subcontractors to install the ceiling fans, dining room fixture and electric car charger. We love our home but expected higher quality workmanship for the price we paid. ... More
