Happy with house but disappointed with inside cleanup

The home was built well but cleanup inside was sloppy. Paint spatter on floors, doors & walls not properly painted, grout left on tiles, scratches on glass & bathroom fixtures, missing tabs on cabinet doors and drawers. You really need to look closely at floors, walls and ceiling, checkout cabinetry & window surfaces.

I have built more than one home. Based on my experiences, this builder is above average in all areas of the process of buying a new home. I would recommend them to others. However, there were issues that could be improved and areas I have seen done much better by other builders. My intentions for providing this review is in hopes that it would help a potential buyer and help the builder improve. Since buying this house it has had some good experiences and some disappointing experiences, Example: Airtron Air Conditioning does not have a rep to help you with your control panel, after spending 200K+ for this house I think it is not asking too much for the new homeowners. Everyone we talk to in the neighborhood has questions on the AC and Heating system controls.

First Pulte home purchase

Workmanship is low quality, looks like they were in a hurry. Small things not finished. Painting was sloppy, many areas had to be touched up. Ordered fence and gutters in contract. When did first inspection we were told those are only place holders so had to have those installed on our own. Found all of the windows were not locked when we moved in had to lock all of them. Lawn was not rolled and the gaps between the sod was very large had to have a landscaper roll the lawn and fill in the gaps with dirt. Be sure you hire a private inspector for the framing, framing problem fix and blue tape inspections. My experience with Pulte is that they are not a quality builder. We have lived here over a month and multiple items still have not been fixed.

Pulte is very responsive to issues and compensates fairly for their mistakes which is great customer service. Project management and sales team are very customer focused and will do what ever they can in their control. But Pulte corporate are not using high-quality materials nor listen to add low cost value options, Pulte wants to stay with their standard options even when low cost changes add considerable value for the homeowner. Ie they will not include a hot water recirculating loop to save water. You have to wait for several min to get hot water in lieu of 3seconds at your sink/shower ...

My biggest issue is with the lack of pride in workmanship that I have encountered in different areas of the build. That goes from laying sod on top of weeds and trash in the yard, to still finding paint on my carpeting, breaking the door frame on the main entry door and trying to cover it up with caulk and paint, and finally to the way the brick fireplace was finished around the outlet boxes. There was skilled workmanship done in many areas like the brick and stone work on the outside, but it is overlooked by all this other stuff. The workmanship and materials were not up to what I expected. This is the fourth home I have owned, the 3rd in which I was the first owner. Many things were shoddy. The tile floors had glue spills all over them. There are several points where the cuts to install something (eg an electric socket) were too long and stick out. The seams between things were not smooth, glue, paint, caulking were on the floor, and on the walls. The pipes were not flushed, sand almost clogged the shutoff valve in one bath room.

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Whatever date promised, add months. Need to watch every step of build as corners are cut by subs ie insulation not at appropriate lrvel, included features missing. Oversight of sibs and standards are lacking, ie trash behind walls if you open them up. Paying for the community, certainly not the quality of the home.

Closed in September and I'm still dealing with items that were never completed. Took several weeks after closing to install a missing appliance. The quality of workmanship needs a great deal of improvement. After completion cleaning was poorly done and I'm still cleaning paint off of the floors and windows.

Love interior of home; layout and finishes. Very disappointed with exterior. Driveway incline makes it very difficult to take garbage in and out. Never in the model or was told there would be steps going from garage into house. The whole reason for buying a single story home is to eliminate stairs. I'm an 76 and if anything should happen where I need walking assistance, I don't know I would handle living here.

We heard..."I am sorry, but you must have slipped through the cracks"...one too many times. Everyone we spoke with was nice but too many times things did not get done unless we pursued them. We were made to feel like we were the bad guys in just trying to get people to follow through on what the committed to doing. Several individuals were very good (ex. Construction Mgr) but it was a bumpy road getting there.

Issues with fixes has been frustrating. Response in some cases slow or ignored. Some issues were addressed in a timely manner. Not happy with the bumpy lawn and the fact that it is on all sides slanted and very difficult for me to walk on. Otherwise I love my house.

As much as I love my home I can see lots of issues that weren’t properly taken care of. Pulte’s fix for everything is caulk! If your able to visit your home site, do it. We can see that the quality of workmanship is lacking. Before moving in our home we addressed several items with our home build supervisor but he was lacking in getting things done properly. We did threaten to not go to closing and most items were “done” in a rush to get us to close. I will say that the warranty rep (James) is Pulte’s saving grace. The builder seems to have a strategy to do the lease amount of quality building that they can get away with. If the buyer doesn’t find a problem neither will the builder. The buyer will finally get tired of trying to get things done right and just accept what they get and move on.
