First of all, Del Webb is the Community. Pulte is the builder. Our experience with the Del Webb sales office was great, our rep was Bruce. Very nice guy and super helpful through the buying process as well as follow up visits. As far as the home, I am very happy with the way the house turned out. Covid-19 affected the length of construction time but in the end, the home was completed a day early. We had two construction superintendents, one for the early construction and one for the later through completion. Both were great to work with. This was my third new construction and it went great. Attention to detail through out the house was followed all along so at the final walk through, there was very little to have corrected. The only part of the process that could have been better was at the Design Center where one picks out everything. We felt rushed and the center itself could have been better. As an example, the table where one lays out everything, like tile, carpet, flooring ect was on a table top of granite that had multiple colors and made it difficult to really visualize how things would look. Jennifer was great about interacting with us. When the home was being built we lived out of state so our adult children over saw everything about the build and Jennifer made sure we were all,on the same page. BTW our kids did a stellar job! We love our home! ♥️

Our sales professional, Bruce Muhlberg, was a superb representative of Pulte and his patience and knowledge of the Pulte homes was invaluable as we considered our home options at Hill Country Retreat. Kenny Jiral and James Donahoo were outstanding in providing follow-up to the few minor issues we experienced. Overall, Pulte was a pleasure to work with!

Very pleased with the overall quality of the home. Management is very attentive and responsive to homeowner concerns.

Pulte Warranty is slow to respond. Many of the issues can't be identified until you live in the home for a couple of months. The Pulte Sales Team is Great!!

I love the floor plan of my home, though some of the workmanship was shoddy and messy. For example when the tile flooring was laid, the tile guys taped down thin cardboard to protect the tile & grout. The contractors, after the tile guys, removed the cardboard and made a mess of the flooring throughout my home. I had to hired a company to clean the tile and the concrete outside the home.

The homes in the Del Webb communities are a great value

Hannah was great. She helped so much with issues that would arise, as I was on the west coast. Can't find words to express how crushed I am to see the lack of quality and care. Little tricks done to dupe us and hide flaws. In 5 homes I've purchased this has been by far the worst quality of workmanship. It saddens me because this was supposed to be our final house in a great community.

So far it's been over a month there not getting the work that needs to be done.

Shoddy work, behind in closing date, no pride in workmanship, not truthful, house becomes a repaired home not a NEW home.

So many factors into an individual experience within a Del Webb master planned development. We have learned over time and multiple new homes the Customer Care Rep is ESSENTIAL in representing both the builder and the buyer, especially during the "blue tape period" in finishing each product. In Hill Country Retreat, our Rep has been exceptional (5 star). I know these days everyone wants "5 stars - on everything" which for us isn't ever consistently realistic. What I will say, is so far, 100% no regrets in our purchase or decision to invest inside a Del Webb community. I believe Del Webb developments (not a separate "Pulte" development) offer a privileged business plan/owner experience and we highly recommend it to others to consider. Del Webb helps people live their best life, especially those of us heading toward the "finish line"... We have seen so many Pulte products, especially across Florida, and to be honest, we have seen the good, the bad and the ugly. However, when Pulte is able to sustain a good team - with the right skills - in a healthy battle rhythm during their build cycle, the products are good. As for quality materials, Pulte purchases and uses in bulk materials focused on making profit, not in making your home the best of the best. Materials are average at best. Value? I am comfortable with our investment and again, believe the business plan for Del Webb is intentionally designed to be above average. The buying process was pretty good. The quality is pretty good. The project Manager was vey good.

Andrew took care of major issue right before closing. He kept me updated and was very helpful.

All in all, we are very pleased with our new home! The only negative thing I can say is that, one, the tile laying of the backsplash and windowsill in the kitchen does not look very professional. Two, the placing of the sod, the lawn is very lumpy and uneven, bad for the ankles of older folks like us..

Thus far, I love my home and somewhat disappointed. When I first visited the site. I liked it very much. There was natural vegetation which provided some privacy in the backyard. Upon meeting with Kenny, Construction Manager, at the site there was a worker destroying the vegetation bringing in topsoil for all the houses being built. Kenny said that the vegetation would be replaced. It has not been replaced! There was some damage done to the house while being built. I notified Landon and I wanted the items replaced and not patched. It was patched and not very good initially. It is still noticeable to me. So, trustworthiness… ... More

The total experience of building was a good overall. If I had one complaint it would be the design/ products of the home itself. Putting a dishwasher a cabinet away from the sink? Towel rods put in a toilet room?, but nothing near the shower area? No electrical outlets in laundry, toilet room, pantry (for night lights, irons, room as or plug in sweepers). And no choice of appliances even if someone is willing to upgrade (I am very unhappy with cooktop).

I've been here 2+months. There are several things that still need to be addressed. Some have been addressed. The lawn is terrible. Very unhappy. A lot of the lawn was very dry or dead. After 6 weeks it is full of weeds. There are a few things that have not been addressed such as: railings on the back porch, outside paint that needs to be retouched, concrete that needs to be ground done, etc.

We are very happy with our new Del Webb home but other buyers should be aware of a few things. Del Webb is a Tract Home builder, not a custom or semi-custom builder. As a part of Pulte Group they are at the top of the tract home line and we think they are better than most tract builders. They provide a limited set of options on their homes. Buyers need to carefully peruse the options available in their options guide. Things such as structural options will need to be finalized early. You will have a limited amount of time at their design center (~2-3 hours) working with their designer selecting tile, carpeting etc.. Once you have signed off on your options at the design center things are finalized! No changes are allowed afterward. This is to allow Del Webb to lock down the basic design and order long lead time items. This also minimizes confusion and allows a smoother build process. They are building a lot of homes in parallel at any given time. We highly recommend that you hire your own inspectors for slab, framing and final build! Del Webb builds a good home not a perfect home. Think carefully about your preferences and communicate clearly with your sales person, preferably in writing via email. If you can, visit the build site several times to monitor progress. If you have questions, communicate them clearly with your builder and sales person. As a 55 plus community that may be building in a hilly area be aware that homes built on rising slopes may have stairs in their garages and entrance ways. Homes built on falling slopes may have stairs off their back patios. Walk the lot you intend to purchase! ... More

Pulte seems to care about the quality and seems to be very honest and truthful. We had a great salesperson and construction managers. They did do what they said they would do. Only negative I’ve run in to was getting things done after closing thru their warranty department - they are most likely short-handed and overworked. If I had to do it again, I would not close until every single issue (punch list item) is done satisfactorily - no one has any motivation to work on a house that has already closed and warranty department is slow.

I am glad to be in my new home finally. I was disappointed by 3 months delay in completion of my house but really liked the way the house looked when I moved in. There are couple minor but annoying issues which Customer Care Center is helping me to resolve in timely manner. All together I would recommend Del Webb experience to others.
