Our sales and build process were good. However, follow up to any problems that were found with the house, was poor. Our advice, don’t close until everything is the way that you want it.

Chris is suppose to have repairs made to electrical, they were taken care of. the lawn people broke the clean out, Chris daid he would take care of it been about 2 weeks now no response. Chris was suppose to have trim person and painter take care of an issue on laudry room dor jam, no response in about 2 weeks. I can't recommend Del Webb due to no timely response. These issues were brought up around june 5th, how ever I had to return to Alabama to finish my move here. Texted Chris on June 15th that I was back at the home. Also turned in infomation on line about repairs.

My only complaint was that the builder would not add anything that I asked for. I wanted my garage completely insulated. Answer NO I asked for a pull down staircase in garage. Answer NO I wanted a set of drawings. Answer a resounding NO I didn't want these items for free, I offered to pay for these upgrades Answer NO

I have only lived here for 6 weeks. It would be better to ask after I have been here longer. It has not been without issues. Some have been resolved and some are pending. I continue to notice things.

First the positives: very friendly and responsive staff, across the board. Secondly, they are very schedule conscious-your home will be finished on time no matter what. This positive leads to the negative. Negative: quality of workmanship. There were multiple instances of poor installation/craftmanship. If you raise the issue, the customer service team will address it right away (not necessarily right away to fix, but will respond promptly). That said, I have the feeling if the home buyer doesn’t point out the problems before closing, they get left as is—-probably to keep on schedule ...

Great construction manager who communicated well and listened to any concerns that we had. Finance team were disappointing and some of the quality of the finishes were disappointing considering the cost.

We chose this neighborhood bc it is absolutely beautiful. We decided on the Contour plan by Pulte. The workmanship is definitely lacking. The painters were sloppy. The tile guys did not do quality work either. Our tile in the master bath is extremely uneven. Waiting on repairs now & they r not very responsive. Just not as pleased as we thought we would be with our new home. And sadly the lady that did our closing was extremely unprofessional. Overall we do love the house & the neighborhood and will certainly enjoy the amenities when they are available.

We were very excited about moving into our new home. Yes, we knew there would be issues with a new build. However there have been SO many quality issues with our new home and repairs needed. At this time we truly question the overall quality & workmanship.

Finishings are bad for the price paid. Landscaping is terrible, grass is uneven and already tripped twice on the backyard . The garage finishing is absolutely the worse I ever had. Not happy at all

We love the home and the neighborhood. However, we had multiple issues with the quality of the workmanship. We have paint splotches on the tile, a stain in the tub, and one outlet that has never been fixed. It was also the worst landscaping we have ever had. They didn't grade the lot or try to feather the sod.

Pros: Good value for money. Once construction started, excellent responsiveness from build manager, and similar excellent responsiveness on minor fixes since move-in. Design of home was attractive from the start and is very livable now we are moved in. Cons: Salespeople appeared relatively powerless when things went wrong and communicated poorly. Indifferent workmanship in certain areas.

The person who managed the construction of the house and handled our initial issues prior to closing was great and a person whose responsiveness and attention to detail was great and a shining star within Pulte The sales force was not on top of issues and had a attitude of there way or no way. Someday when the market demand reduces you very well may have a image and attitude to overcome

Amount of loan preclosing after downpayment $142K; jumped to $165 at closing due to all the money-grab expenses. Seller's agent insurance quote of $845 annually was bogus. Amout had jumped to $1161 when policy docs received.

Do your research. We were told the wooden fence behind the house would be upgraded to stone and hardy plank and it isn’t. We were told no building would take place behind our upgraded lot and 2 story homes are being built which means no privacy at all. Check and double check. Overall the wonderful neighbors have made up for the disappointment. We have a few punch out items that are not too bad. Quick response

The home building process was not well coordinated. Seems the workers were not supervised and poor workmanship was not corrected as they worked, but towards the end, which created other problems. Upon closing, the Customer Care department has been on top of everything and making corrections, but it has been frustrating to move in and have issues. Suggest the buyer is involved in the home building process and ensures corrections are made before moving to the next stage. We are however very happy with the community. House Is Great But Adjacent Common Areas Are Neglected

I paid a high premium price for my lot, which not only backs up to a lake, but is also adjacent to a large common area that is to remain vacant. My property only extends 12 feet behind my house, so there is about 60 feet of common area behind my property to the lake. The Del Webb HOA is supposed to install sprinklers and maintain grass in the common areas, but these areas have been neglected as overgrown weed patches instead! The HOA only mows the weeds once a week.

Contract workers were often sloppy and they had to redo. Response by Pulte construction manager was great as is the response by the customer care manager. BUT with some poor quality products used and sloppy installation it does not give us a sense of security for this new build.
