Sales encouraged me to select a hilltop lot with a great view - feels like living on a golf course! Workmanship, construction manager were superior. 30 day inspection items were quickly taken care of. Impressive!

It is possible to buy even in these times. You will be pleased that you did. Value is there in your purchase so you will make money should you need to sell in the future. Del Webb is very reputable.

There is quality build from the ground up. We visited the build site often and were impressed by the attention to detail and the quality workmanship

The neighbors are so nice and thoughtful in this age restricted community. This is my 4th home by Del Webb.

Question is would I buy from this builder again and the answer is you bet I would.

Paint workman ship was poor, texture on walls was not great, finish on doors was poor. Concrete work on flat work was poor, garage concrete was very poor. We love the house layout & plan. Color and other selections at the Design Center was a good experience, some selections like light fixtures, ceiling fans & paint colors needs work.

The process of selecting a model was straightforward and a fun process once you know how much you can spend. There are models for most every one. I would have liked to have more customization in the interior of the build. Our assigned builder’s agent was superior in her attention to detail.

Multiple issues being found which are getting fixed as I am finding them

The sales contact Mark was very helpful through the early process. We may have missed out of some of the normal sales flow because this was a "spec" house with no customization possible and the last house in the phase available. The compressed timeframe from initial signing to closing put pressure on all phases but that was Pulte's decision, not us forcing it to happen that fast. I think we missed a lot of opportunity to learn things as we went along because of that. The mortgage loan process was exasperating especially the income verification portion with having to repeatedly provide essentially the same information and the list of "fees" being endless. The initial contact with Levon and the closing were the only bright spots in the process. The walk throughs were lacking some details about specific systems that proved to make learning more difficult than it should. We've never received a manual for our thermostat which we requested multiple times. We've have a few quality problems with electrical systems but have managed to work those out. William, our warranty contact has been great and helped us a lot. The design of the house, given that this is a Del Webb over 55 community, leaves something to be desired with high sink counter tops and very little obviously done for the target age group but nothing causing a major problem so far. We are happy with the house and the community and would recommend it to others who want something with much less hustle and bustle, many fewer cars, lots of social activities and neighbors who are very friendly. ... Great responsiveness and quality from Manny and Matt. Pulte was pretty inflexible but the people overcame this.

My construction manager, Allie, was always availablle to assist me and explain any problems that popped up.

The Estate series home which we had built at Del Webb Trinity Falls has good bones (a well engineered foundation, good framing, plumbing and electrical). The fit and finish work on our new home met our expectations.

I am very pleased with my home. Be aware that the buyer has zero say so on landscaping. You are allowed to make multiple decisions and give input on your home, but you have no input on your landscape. You have to wait till you move in and request HOA approval before you can replace anything. My yard was full of small holes, very uneven. Landscaping was and still is a disappointment.

We had 2 construction managers and we could not ask for better. Both were very professional and explained alot. The front end guy took us through the construction and the finishing gal was excellent in showing us around our home every step of the way. I hope everyone gets these two but I know that isn't possibly but Thank you for putting them with us.

The construction process while long, went very smoothly which I attribute to our two construction managers, Joe and James. They were very quality oriented and made sure all the subcontractors were doing what should be done. The sales process could be improved and make sure you read and understand the Pulte/Del Webb contract as it is very one-sided and not a normal real estate purchase contract that you may have used in any previous purchase you may have had. You will end up being forced to use their TItle and Escrow company and pay for things you've never paid for before.

Over very good. Building manger was great, work very hard and quickly to resolve issues at close and after we were in house. Cleaners did a ok job, but not as clean as expected. Our construction manger made sure this an other issues were completed.

So far our experience has been positive. All issues that required a quick response have been handled in a timely and professional manner. A number of minor issues have been identified and will be communicated at our post-closing inspection. Our final comments will depend on how those are resolved.

The construction manager was responsive to identified issues and special requests. He was always professional, honest and dependable.

Overall experience was good. Attention to fixes thus far have been good. Workmanship needs improvement in some areas. Attention to details is crucial for home buyers and should be for workers as well.

To start with, I love my home. What I didn't care to much for was when my construction manager changed 4 months after signing the paperwork, not much was discussed about it. The weekly calls were no more. I had to do more follow up. Some of the workmanship needs better screening. Cleanup of the home was poor. So poor that I had to hire an outside company to clean the tile that was dirty and stained from the crew ripping up the paper on the floor and walking their muddy shoes all over it.
