Our house manager Manny was just great. Having several houses built before , so I am used to dealing with contractors and builders, but in this case it was a pleasure as when Manny said something, it just happened. Can't be beat. Have discussed his performance with others and was surprised to hear what trials other others had with their managers. All I can say is we hit the jackpot when we got Manny.

So far so good! No major issues….. They have fixed/corrected things fairly quickly! So far a good experience!

We noticed a lack of transparency during the building process. They told us that foundation plans were proprietary and so any inspection of the slab would be useless as our inspector would not have access to the plans. The pre-drywall inspection was mostly shrugged off. Final walk-through allowed us to address any aesthetic concerns which were all addressed reasonably quickly. On the other hand, we have been very happy with our home and the builder's responsiveness to any concerns during our firrst 5 months. They have done an excellent job with cleaning up common areas and neighbors seem very happy as well. ... More

What started off as a very stressful experience was rectified in a timely manner by my Customer Care Manager. There were numerous issues missed prior to closing and it was difficult having the repairs noted and taken care of. Then my Customer Care Manager contacted me, came to my house, identified the issues and immediately assigned them to the pertinent contractors. Everything was taken care of quickly and efficiently. I am extremely grateful for Patrick and so happy in my new home.

It is a beautiful home. We were very happy with the options from which we had to choose and, overall, our service was very good. There were a few hiccups that related to lack of workers or supplies, and we would have been happier if this had been more transparent instead of avoiding conversations. At the end of this process, when a major life event occurred for us, every person on Pulte's staff that was connected to our build was exceptional in their handling of our situation and assistance in making sure our house was perfect for us. We liked our Sup who got us in our place just in time. It seems that the house is well built. There was some difficulty getting updates at the outset.

The house is/was as expected. We have had an issue with the Oven Microwave unit. Oven does not heat above 260 degrees and we anticipate receiving a replacement on 11/14/22 which is 58 days form our move in date of 9/22/22. I asked our construction manager for paint codes, exact color or interior touchup paint and never received s response. I also asked for the trash cans for the trash cabinet to which there has been no response. We finally located the correct size and bought them ourselves. The sod we received was infested with grubs and bugs and we have had to resod the lawn. Otherwise we love the house. ... More

Fixed contract..no surprises. Great home value. Overall very happy.

From the beginning of the home purchase process to closing the experience was smooth and professional.

The quality of sod is different from house to house, I don't know why. Surveys were submitted very soon after the papers were signed, and now have found several mistakes, the survey should be sent out weeks after someone moves in order to get an accurate response.

Normally, new house closings get delayed. COVID added significantly to those delays for a total of six months after the original estimated closing date. The construction supervisors were/are run ragged trying to get things done on time. Some options were dropped between option selection and construction, but Pulte fixed them later. We love everything about our new house and Pulte has committed to fix the remaining problems.

Pulte Homes did an admirable job of building our new home in the Del Webb community of Sun City in Georgetown, TX. While not a fully custom builder, the value per square foot seems to be in line with other volume builders. There are adequate choices to create a home that meets most requirements. In addition, the amenities available Sun City are amazing.

German was my sales guy...he went out of his way to create miracles for me. I would highly recommend him. Adam is the construction leader. He is awesome! He communicates clearly, he goes out of his way to make sure things are right. When he says something, he sticks to it and follows through. He was a pleasure to work with.

I enjoyed working with the entire team at Pulte. Although the home was delayed, the final home was beautiful; worth the wait. Ed and Adam helped through some rough spots and delivered the home I wanted.

It was five days short of a year from buying the house to closing on the house. Supply problems worker shortages and other factors all contributed to the problem. Pulte did a good job considering all these externalities and it would be hard to have expected a perfect experience. We’re glad to be in our new house and look forward to living here a long time.

I sent a list of items that were not done or were missing and they worked through the list very timely and made sure I was updated as things progressed.

If you get granite, it may not look like what the sample showed. It might be lighter, darker, not as much variety in color, not consistent design, etc. Brick choice will also not match choice as may be lighter than sample. To get the color of cabinets, we had to upgrade to self-closing and pull-out trays which were more expensive since there were only 2 VERY basic colors. Home clean up left much to be desired and are working on items. Grass is lumpy and needs topsoil in many areas as not rolled enough for even surface.

I have 2 particular issues to describe. During the decision to purchase process, I became aware of the issue of hard water and a water softener system. At 81 years of age, I have been exposed to all kinds of water over the years, and never had a problem with any of it. After taking possession of the property, I became aware that there is a problem of the hard water having a serious adverse effect on the plumbing, making a water softener system a necessity. In my consideration of what facilities and systems to include in the home, no one made sure that I understood the substantial problem with hard water. Had I known such, with little doubt I would have had such installed during construction. Through after the fact contact with Massey Services, I became aware of a serious problem in Sun City with termites. I was not previously told of such. I can afford to take care of these two issues, but it strikes me that potential buyers should specifically be made aware of these things. I have perhaps half a dozen other small things in the structure, which I presume Pulte will take care of forthwith. ... More

It is a great community and the homes have the right focus for over 55, 2 things could be improved - 1) a more dependable approach to developing closing dates that gives the buyer an early heads up a fixed date. 2) my yard needed a lot of work to get the bumps out and grass growing properly.

I have always been impressed with Del Webb homes. This is the second one that I built. We had good people working with us, but unfortunately due to the Covid-19 epidemic there were delay’s with materials and contractor shortages. Our home was delayed by about two month’s in being completed. My only complaint is in the information sharing process. Our sales rep could have taken the time to send us short messages during the process informing us what she knew about what was being delayed and why. We had 3 different project managers during the building process and never received communication from two of them. Our last project manager, Bill, was excellent in responding to questions from us. He is to be commended for an outstanding job. Our new warranty rep is also very good and he is dealing with small issues that were not addressed during the building stage in a very timely manner. ...
