The building manager was great. He provided us with biweekly updates, which were helpful.

Excellent workmanship. The cabinets are many and plenty of closets space.

Sales consultant was very informative and our house came with great incentives. The senior construction manager was fantastic all through the process, what ever concerns we had were dealt with in a cordial and professional manner. He has been awesome! We are very happy with our home, and we would recommend Del Webb Sun City Texas to anyone.

The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. I expected much better quality based on the price I paid! Within 3 weeks of moving in, I’m having plumbing issues. I have to shower in the guest bathroom because my shower doesn’t drain. Some people might say that’s not a big issue, but this is a BRAND NEW house!!! I have several friends that have been in their houses for barely a year and flooring had to be re-done, causing the great inconvenience of moving out while floors are fixed…to me that’s completely unacceptable! We paid a lot of money for these houses and the expectations of the workmanship should be as high too. I’m praying that I don’t discover as many issues as some of my neighbors/friends have, but, honestly, I’m not too hopeful. I give credit to the builder that they do fix the problems, as they should, but come on!…do the job right the first time around without cutting corners and avoid the cost of redoing things and inconveniencing the buyers!!! ... Not pleased with some of the workmanship/material and cleanliness of the workers otherwise all is well and responsive team

I love living here but many things wrong with the workmanship in building my house.

Adam M. went above and beyond in helping us with the buying of our new home, as we were in CA. With Covid 19, we were unable to come to TX, so Adam went out weekly to take pictures of the progress of our new home and was in constant contact with us. We were not able to fly out for the closing and signed docs online. Was not present for walkthrough, but sent a punch list of what we saw in pictures that needed to be corrected. The contractor said he did the walkthrough, but it was very apparent that that was not true as there was no battery in a smoke alarm and was beeping until we went to buy and install a battery. Was very disappointed when we moved into our new home, as it was not cleaned. Had to sweep, vacuum, dust and clean paint from tile and grout throughout the house before moving anything in. Many items still need to be redone, builder should have taken more time and pride in the quality of work.. Want you to know that even though work still needs to be done, we love our new home! ... The craftsmanship of the house was terrible The house was far from finished when we moved in things were not completed that were pointed out in the walk through the yard has tracks from were they drove through to the back yard the back yard is very uneven very rough. There were no screens on any window which were destroyed during the build instead of being removed and set aside. There were holes in the walls by the switch and all they did was filled with calking. The siding still has the staples in the boards that had paper on them and they just painted over them. The ac unit is way to small for the house not proper size for the square footage! The new house “concept” is outstanding. The actual product delivered by Pulte, not so much. This was not a designer home by any means, but it does have some very nice features, which you pay for. The people you deal with are very nice, but no single person can make up for poor construction practices. The “finishing” in our new home leaves much to be desired. There are many spots with no paint at all, windows were damaged in installation, doors do not close properly, many drawers in the kitchen are already broken, the list goes on and on. Pulte is telling us that they will fix everything that is wrong. But the point is that many if not most of these problems could have been avoided with a little more oversight and care during the installation or finishing phase. First of all are home buying experience with our agent was a tremendous experience. She went above and beyond and make sure all of our needs were met she was very professional and personal. Once we get our walk-through we were told that everything would be taken care of. Our home was not ready and there are several items that are unacceptable. You were told numerous times that these would be taken care of through texts and phone calls and they were never done. We we chose the home we wanted by viewing the model and that’s what we expect. We deserve a home that is finished to say the least. We are so tired of being nice. This is been a horrible experience and there are too many items to list that need to be addressed. Someone finally reached out to us today after we sent an email to the selling agent and voiced our concerns. Please reach out to us. We were very happy with our builder, Adam Kruse. What a great guy! We were occasionally vexed with some of the forced choices such as carpet in the loft, etc. overall, we are quite pleased.

The electrical plan was rushed and the contractor seemed to think I should already have a plan as to types of outlets and placement. I had not built a home in over 40 years. Things have changed!! Suggest having the electric planning after the decorating plan so layouts and materials are more specific.

Overall my experience with the builder was a positive experience. The build manager and the Del Webb/Pulte sales representative did a good job in working with me and responding to any concerns or questions. The craftsmanship was good particularly in trim work and cabinetry. They cut some corners on quality of materials on the electrical wiring, paint, R-30 insulation vs using R-38, not sure about trusses vs. traditional bracing in attic and roof. Made some mistakes in concrete pour that had to be corrected. Other than those items I have been very satisfied with the home.

I had hear rumors that Pulte was a marginal builder of production (not custom) homes but I was pleasantly surprised how nice a home I ended up with. Only small minor issues that were taken care of immediately. Build time was QUICK at about 4 months

The Sales Team and Service Team were / are great. Very helpful and customer service oriented. I purchased a completed Mainstay model. Here are a few cautions: The coverage of the tiled area in the Master Walk-in Spa Shower is insufficient. Water splashes onto unprotected drywall and wood molding. Pulte refused to correct it as it was "built to plan." Light switch in the Master bath is mounted several steps inside adjacent to the sink. At night you have to "feel your way" into a darkened bathroom to turn on the light. The steps inside the garage are a trip hazard, especially for older residents. The entire wall inside the garage that connects to the house has no electrical outlets. My home was already built and "move-in" ready, so I didn't have an opportunity to correct these issues. If you are considering a Mainstay model, be mindful of these issues and seek to correct them during construction. ... More

Overall the process went pretty smoothly. My new home is well contrusted and passed an impartial review. I was pleased with the effectiveness of the sales staff, loan offersers, construction crew, settlement services etc. However, I had two issues. The first, regarding the time to select many items for the house took too long and was combersome for a single individual in the time provided. I had to select all the electrical (e.g., outlets, range, lighting, etc.), indoors (e.g., cabinets, color skim, knobs, tile, etc.) and outdoor designs (e.g., color for siding, brick, etc.) which took over 8 hours. It was a very long and exhausting process. My recommendation would be to break up the process in two days. I will have definitley made different selections if allowed more time to think about things during and after the process. Secondly, more information would have been appreicated if made available. That would have left me with a clearer picture about future and total costs regarding speakers installation. Since the information was not provided upfront, the additional costs were not anticipated and I would have definately made a different selection, if the total cost were presented. Overall, a good experience. Walk through items should have been taken care of ahead of time though.

We were given periodic access to the home for construction progress reports with Kevin, our building rep, who was responsive and helpful.

Ben and the team were very focused on the outcome during the construction of our home to ensure they delivered a quality home. They all also stayed in close contact as to the progress and any problems encountered. Thanks to marjan, our salesman, for all he did for us.

The overall home buying experience was a positive event. From Sales, to Design, to Project Management, the Pulte team continued to keep us apprised about the home being built and developed. All involved were exceptional and would recommend the Pulte group for their next home purchase.

Adam was very helpful from our first meeting and he has continued to be a great resource. Even after moving in, I feel comfortable reaching out to him if I have any questions or concerns. Throughout the whole process of building my home and now living in Sun City, Adam continues to offer the kind of customer service that makes you glad he is your contact.

Kevin was the best construction manager he showed us Quality at every encounter, we recommend him to all! Rachael was incredibly helpful. Tara made closing a breeze because she was so exacting & early!

The home-buying process was extremely easy and well-explained, no complaints. Rachael, the design specialist, was fantastic. The choices of finishes are pretty expansive, and if you have the money, you can buy most everything. Due to the cookie cutter nature of Pulte builds, however, we could not get things like an outlet in the floor of the office, multiple paint colors, dimmers on any of the lights, or a wet bar. The kitchen and bathroom cabinets are definitely “builder quality,” and there’s absolutely nothing you can do about that, unless you do it post closing. Overall it was a good experience. My major concern is with the subs and their desire for quantity over quantity. It was always corrected but the point being, why not do the job right from the beginning.
