Del Webb tends to squeeze its subcontractors to the point that only the most egregious issues are addressed -- *IF* you notice them and *IF* you vociferously complain. There is no pride in the work that is done and the finishing touches are just plain missing. Regular inspection of the construction process and rigorous screening of specs are a must. Also, ensure that any promises made during the construction are in writing. But, overall, they are admittedly a notch better than some other builders (Perry Homes, K&B, DR Horton).

I’ve found several major issues with the house since I moved in and contacted the warranty division. They’ve come out to look and agreed repairs are needed, but nothing has been taken care of.

Not happy with our new home.

The workmanship in our home is, to be polite, poor. Paint spatters on the floors in every room in the house. Out of square walls. Doors that don't fit the frames. These are just a few of the issues we have had with this house. We never heard from our salesman again after the contract was signed. Overall this was not the experience we had looked forward to. It's not likely that we would ever buy another Pulte home.

Builder is not responding to issues during construction . Buyer is rushed making selection on all the interior decisions . Selections are very limited and additional request are very expensive . All homes should have a choice of electric or gas cook tops

This is my third home in Sun City and this last home we had build was way below standard . I wish I could show the interior to a top executive from the Pulte Homes ! Believe me it would make him cry to spend $ 500.000.00 for this property .

Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Be aware that the labor used to build the home are less than skilled. Most likely they were picked up at Home Depot for the day. Rugs laid wrong, poor grouting, kitchen cabinets damaged, painting was sloppy, all over windows and driveway when we closed on the house. I have previously purchased 19 new homes. This was the worst.

Rain bird water sensor.

Every house I see in Sun City has a rain sensor with a bracket on their gutter. When I looked for mine it is sitting in my gutter. So I am thinking why would someone just put my rain sensor in my gutter instead of using a bracket like everyone else? It did not fall there someone had to do that instead of doing it right. That is my reason for the low rating.

Disappointed in the quality of the workmanship compared to other Pulte homes. Cracked concrete, inside doors that are not leveled / can't be closed and which were fixed by bending door hinges. Kitchen cabinets that needed touching up. Door seals that needed to be replaced since they were short of the door width. Misaligned garage door, Paint droplets on tile floor. We had 4 windows glass panes replaced. Not sure whether the work was rushed to meet closing date.

Find Another Home Builder When You hear the word Pulte

The model was beautiful but after interest money/or deposit - letter tells the homebuyer-you will be getting NOTHING you saw in the model. Quality of kitchen cabinets, fake quartz, finishing of concrete (front porch, back patio) very low quality. Any complaints are met with-This is the way it is, we can't do anything about your complaint) They do respond to problems-but often say-can't do anything about that) RUN the other way when you hear the word Pulte.

Pulte builds a minimal home that in my opinion is hastily and sloppily built. After purchasing the home and employing workmen to do renovations/upgrades, it is apparent Pulte's workmanship is sub-par--floors & walls uneven, trash stashed behind the walls, quality of cabinets are cheap, offerings to personalize are limited (why we can only have one choice in flooring that encompasses all the extra bathrooms and laundry room and why we cannot have better quality tubs and tiled shower floors in the extra bathrooms or the option to pay for soft close on all the cabinets is ridiculous!). The construction manager did no quality control/management on the home because from the start we had to call warranty service to get items repaired and had our walls ripped apart due to electrical shortage problems. Stripped out parts were put in and the list goes on. The front tree is dead but isn't covered because it's a landscaping issue and that's not part of warranty. We didn't even have a choice of the tree we wanted in the front yard even though we were able to choose all the options of the home from the ground up. Save your money. I bought a $150,000 KB Home in 2005 that had zero upgrades and was more focused on craftsmanship than this $650,000 Pulte home. Baseboards and door trim cut short and filled in with caulking. Wavy baseboards down the wall. Trash drawer bearing falling out. GFCI breaker keeps tripping. That's little stuff. I'm waiting on the big issues to show up. I doubt this house will last over 10 years without a serious remodel. There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

My new Pulte Home in a Del Webb community

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. What a mess and disappointment.

The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. The most important items that are visible for fit and finish leave a lot to be desired. Painters don't properly tape around hardware. Many things aren't square and is obviously visible. Warranty calls are in a backlog for obvious reasons.

The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

Not a custom home. Average quality at best! Construction manager missed many quality issues. Poor response to questions during process. Many items not completed prior to closing. Sales and interior designer best part of process. Sub contractors work poorly monitored.

The floor plan works well for me. The finishes are problematic. Drywall, texture, molding are all sloppy. Since moving in spent time cleaning up paint splatter off of floor, glue off of countertops. Will end up sanding down repainting areas of baseboards. Big issue such as frameless shower door that doesn’t close is being addressed quickly after working with warranty office.
