Disappointed with the number of things that needed to be corrected. Instead of being addressed by builder, the home buyer needed to identify these issues and then follow-up with builder to see if they have been addresses.

Don't Expect Your New Home to Look Like the Model.

The walk-thru scheduled 10 days before the actual closing should show a home with a short punch list...a home that's almost perfect and ready for move-in. My list of open items was 2 pages long, and the 'promise' that the home would be 100% ready by closing date did not happen. The closing date is set by Pulte...not the buyer. Read the contract carefully.

I like my new home and the community. The property management staff has been helpful. The design of the house attracted me to it. The open kitchen, the covered lanai, and the covered front porch are all desirable. I am very happy with the led lighting. I would suggest that a buyer add extra lighting over the location of the headboards of the beds and by the entry door in the garage. I am glad that I did this. A builder is only as good as the subcontractors he selects and employs. The HVAC, paint, and tile contractors were marginal. The HVAC location was part of our original contract, which the HVAC contractor didn't read and installed HVAC incorrectly, which took three months to get right. There are numerous examples of wall paint overspray on the hardwood floors and tile. Cabinetry is damaged and lacks proper finishing molding which we are still waiting on. I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. The builder seemed to focus on building houses that save them money while charging customers a premium for the Del Webb name and lifestyle. We experienced constant delay in the building of our house. The workmanship is substandard possibly due to the workers doing their tasks in freezing conditions and in the dark due to lack of power, which was not turned on until the last couple of weeks of the project. The materials used to build our house are of cheap quality and since we moved in we have been identifying problems and upgrading some of the items.

We bought a quick move in that met most of our needs. We intended to make adjustments to the house based on information that was provided to us by the sales team and construction supervisor. After purchase we discovered from the contractors we attempted to higher that the information that had been provided to us was not accurate. We also discovered there were many problems with the wiring in the house that should have been discovered and easily corrected by a quality control inspection before completion of the house. When you go through the models and fall in love with THE one, you find out at the selection meeting how expensive it’s going to be. Everything is extra! During construction, the workers show a lack of respect for what you have dearly paid for. Very disappointing. It creates a lot of work to redo things that could clearly be avoided with a little more care and pride.

Finish quality is very disappointing.

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

Quality homes. The wait to move into our home was not what we were told or expected. Communication among the Pulte Team is poor. Very frustrating. Realize everyone is trying to do their job, but I would not recommend Pulte to a friend. Built 3 houses in our lives and this is by far the worst experience.

Terrible Build Process

We were promised a smooth build process with lots of communication. Didn’t happen. The only way we found out about anything was to visit the build site after hours, and ask questions. It usually took a day or 2 to get any answers. House is solid, but the finish work is shabby. Example: We had paint on the floor all around the house next to the base shoe. We were also misled on the home options and lost out on a chance to have a sunroom. We found out just after footers were dug but they would not let us revise the plan under the guise of permitting being completed. We offered to pay for ...

You’re signing up for a production line house with a custom price. Don’t expect your house to not have most/all the defects that others have had. Pulte does not appear to improve its methodology as it goes.

Make sure you visit the home every week during construction so you can keep up with the stuff that needs to be fixed and that isn't done correctly. The entire process is focussed on saving Pulte money, not on producing a quality product.

There is no question the sales person lied to us

When we signed the purchase agreement I specifically asked the sales person if the home would appraise at that level. She absolutely assured us it would. It fell short by tens of thousands of dollars. The bright side is after shopping for a mortgage and insurance we went with Pulte for both. And though there are lots of minor issues with the house that need attention the customer care person is great at following through.

I would never recommend Pulte as a builder. The quality for the price was not good. The follow through with construction issues was poor. I was asked to say that the home was complete at closing, even though it was not complete. The house is not complete as of 10/22 and we closed on 8/10.
