Love the layout of my home. Large selection of options made it easy to personalize to my taste. Perfect size. Great neighbors and loads of activities at Lodge.

Everyone is very helpful. If I did it again the only thing I would do different is pick out all my own kitchen appliances not just the refrigerator.

The Sales Team was awesome during the entire building process while the Site Construction Managers answered all questions and addressed any issues in a timely manner . Keith, Zach, & Brandon all get “A’s”.

Love our new home. They need to fix the pond in the rear of our home. Was told it leaks and it needs to be redone. Is definitely an eyesore.

You do not buy a house you buy the neighborhood experience of an active adult community. If you are willing to get involved in everything that is offered then it is a great purchase. If not you can build your home substantially cheaper. That said our community activities can extend your lifespan

The process was great but I had a delay in the building process. This was not Del Webb’s fault but a permit problem. I love my house and the community.

Pulte sales and construction people are committed and demonstrate a sincere desire to satisfy their customers. Choosing the right home design and options was the difficult part of the home buying experience. Expect to pay more for options.

I would say that, overall, we had an excellent experience with Pulte/Del Webb at Barton Village in Lebanon, Tennessee. The actual people we dealt daily/weekly with (sales/construction manager/project manager/vendors/mortgage company) all seemed sincere, trustworthy and motivated to deliver a quality product. I think it can be the "luck of the draw", depending on the part of the country, on how these folks approach their jobs. We were very fortunate. Like any big corporation, the local people are often constrained by the "home office" and various policies/practices/bureaucratic red tape that limited what that could often do. Even when those policies and practices don't make a lot of sense, depending on the development and house. Which leads me to another point. Remember that, generally speaking, these are essentially semi-customable builder grade homes. Sure, they want you to end up "happy" or satisfied with your new home. However, it is also a business where Pulte/Del Webb wants to make money to keep shareholders happy. Despite the fact that you can pick out your lot, floor plan, and purchase upgrades, this process isn't the same as if you hired an architect/general contractor to build your dream home. I encourage you to conduct a lot of research, talk to friends, and ask lots and lots of questions from everyone you deal with from the first time you step into the sales office. Make detailed notes of each conversation and keep each email you receive so you can follow up as necessary. Take plenty of time to prepare for your visit to the design center and come prepared and take as much time as you need during the pre-drywall and other inspections. After all, you are probably paying a lot of money for this home. You are the customer. Protect your investment. Be your own advocate. They sell you on the "experience" and the landscaping and sidewalks and amenities and the "community"; however, you will spend most of your time in your house. Make sure you get what you want and what they promise you. With that said, we would definitely do this again (not that we hope ever need to) and would recommend Pulte/Del Webb to others. We purchased a brand new 'spec home' sight unseen because of a significant price drop. We are happy with the home and the neighborhood. Is everything perfect? No. We had some issues such as an exterior door handle coming apart instantly, some electrical outlets not working, and water accumulating under the condensate. Pulte Homes and their agents responded fairly quickly and appropriately.

The final price was a bit of a surprise. All the options add up really fast and some items we thought should have been included were not included or were not even offered. For the cost we felt closets should not be wire shelves, but should at least be wood, and a pot filler was not an option. The floor plans and style of homes are great and the purchase process was very well organized.

I think when you go to closing, you have a right as a buyer to be involved in a convenient time and date for the closing. We had to close on December 20 and we had airline tickets for a Christmas holidays and they would not budge. I think that sucks

Great sales representative. Excellent project manager. However, we will be repainting the flat white painted interior walls with semi gloss paint. After moving in, we were not pleased with the sloppy dark-blue caulking job around the exterior white trim (project manager is helping to get this, and several other minor issues resolved). The sales and office staff are outstanding!

Had a very good home buying experience with Del Webb Southern Springs in Spring Hill, TN. From Design to Mortgage to Build Quality and Closing, Del Webb and Pulte Homes provided great customer service and excellent communication. The Construction Manager sent us weekly emails with pictures on progress. He also was very responsive to questions and concerns. I would say the same for the Pulte Mortgage team. Build quality was very good with two exceptions. The builder's painters were pretty sloppy with the overspray, especially on the floors. We are still cleaning overspray from floors as we fully move into the house. Also, the quality of the concrete pour and cure in the garage was substandard. They did a great job of grading it to run down to the driveway. But the concrete is already cracked (summer pour), and the flex gaps look like they were hand drawn by a kindergartner trying to draw a straight line. Just a note that Phoenix Systems and the Builder Technology Team (Smart Home and Low Power electrical) are not very responsive. We have been in our home for almost one month, and we still do not have a scheduled smart home orientation from Phoenix Systems to walk us through the smart door locks, MyQ Garage, and wifi range extenders. We are supposed to get "white glove" service and an orientation , but we have not gotten anything from the team. Please know that you will not get your Lodge access badges from the Southern Springs HOA on the day you close. As a matter of fact, the HOA will not give you access to anything until after they verify your home purchase after closing, so don't expect access to amenities at closing even though you pay your HOA dues with the closing. Plus, you will need one check for your access card and another check for your community name tag for anyone other than the primary homeowner and spouse. Also, this will hold you up from getting HOA approval for any upgrades to the home you might be considering having done BEFORE you move into your house. This is because they will not give you access to the web site for the HOA approval forms until after your closing. So, we could not get a concrete patio or fence installed the week after we closed because we had to wait until after closing to submit the requests for approval (so inefficient). Oh, and the approval committee for large projects only meets once per month at the beginning of the month, so make sure you have your package ready to go so you can submit immediately after you get access to the web site and the online forms. Then, run your checks (yes, these cost money) over to the Lodge (that you don't have access to yet). My recommendation would be to shop around for yard irrigation. Performance Lighting and Irrigation does not answer their phone and only seems to respond to email. Their seasonal maintenance seems expensive to winterize In the Fall and open the lines in the Spring. Plus, they are tremendously expensive if you want to make a change to the system and cut or cap lines for things like a concrete patio extension. They want to charge me $1800 to dig up, cut, and cap a few lines to accommodate the concrete patio. And, no, the builder would not allow us to make this adjustment during the irrigation installation. The technician who provided my orientation was nice enough, but he did not show me where all the heads are or whether or not they were working and pointing in the right directions. The process of building, my home was very good. Keith, Sales, and TJ building superintend, were outstanding because of their responsiveness , and knowledge. On the other hand, I was very disappointed in Pulte offerings. Although home prices looked reasonable to begin with as it turns out, there are very few opportunities to upgrade, such as lighting fixtures, flooring, paint, etc. so therefore, once I moved in, I had to pay to get what I wanted in the first place. Also, some of the workmanship could have been better. For example, many areas in the home had glue on the flooring, which had not been cleaned up. Also something is seriously wrong with the paint in some areas. It is extremely sticky even after two months. Overall, I am pleased with my home, but caution anyone getting ready to purchase that you’re going to have to put money into the home if you want anything upgraded , additionally, some things aren’t even provided such as towel racks with the excuse that buyers don’t like where Pulte was installing them ... All of the Dell Web teams were very responsive during the process answering any questions and keeping us updated on progress and next actions. The inspection and completion of purchase was seamless accommodating our schedule and needs.

My initial calls to the warranty department were answered promptly and addressed with a sense of urgency.

The home buying experience was excellent. We had a good salesman. He responded to our concerns quickly and effectively. There was one part of the process we were not happy with. We had to choose the home model, lot and lot before selecting the interior options. When we went to choose the options (carpet, tile, attic space, spare bedroom etc. we had to limit our options due to the cost. We asked if we could select a less expensive elevation so we could have a couple of options we could not afford otherwise. We were told we could, but by that time the price of the elevations had increased. It would have been nice to lock in the entire price of the house at the same time. The building experience was excellent. Our project manage was superb. He kept us informed and responded to our concerns quickly. We were allowed to see the house every Sunday. The house is well built. The one item that was not done well was the caulking, quarter round and painting of the quarter round at the floor. It was sloppy. ... More

We are very happy with our new home. Great neighbors and very cute houses. Employees here are very nice.

Over all a good experience. Have a few issues nothing major and they are taking care of them on timely basis.

I am so pleased with my home and appreciate the quick responses to any concerns I may have. The pre-closing walk throughs and preparation for closing was excellent.

The build process was smooth for the most part. Once moved in, we discovered the dish washer was fully installed without a power cord. It took 4days to get one along with the final microwave. We are still waiting on the trim kit after closing a month ago. In spite of that, del Webb has been very responsive and staff very helpful and friendly!
