The construction of the home is well built and energy efficient. It the finishing work we have a problems with especially the painting and cleaning up before walk through. The other problem we had was landscaping, sod. The homes are being rushed through actually so that they can close on homes. The community and amenities are wonderful. We had a great experience with Pulte financing personnel. Needed several work orders submitted for finishing work inside and outside to bring home up to new move in condition. Our sales person, Jarrod, was very responsive and reachable during the entire process. He was compassionate about our concerns during the build process. Our build went extremely slow, with nothing much happening for months on end. We wished that the communication of reasons for delays were provided to us in a more effective manner to alleviate our anxiety. Overall we are pleased with the outcome and love being a part of Sun City. We would not recommend building, but instead buying a spec house that has already been built.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

What became clear to me during the building process is that Pulte is trying to build too many homes too quickly. Quality of workmanship is very poor and all installed kitchen appliances had issues. Their warrantly mostly ensures that issues are corrected, but what a pain. For the money paid, especially for upgrades, the work should be done correctly the first time.

We expected our finished home to be of the quality of the models. What we got was something far less than that. There is a lack of attention to details, especially with the painting and chalking. The painters coming back to do the “repairs” said they aren’t given enough time and cheap paint is used.

From the start to under roof and structurally is great, some of the trades work was average at best. On the other hand the delivered finished product left a lot to be desired! Work not complete or forgotten, house was no where near clean, horrible paint job, sanitary sewer was not hooked up to the main sewer... Screened porch, driveway, and front porch were dirty and someone had walked across these areas with muddy shoes/boots. Master bath grout was stained and dirty and drywall finish at the seat and tile where the tile meets the wall was horrific! Definitely are in need of a "Quality ...

Actually too early to rate some of these characteristics. My Field Manager was extremely responsive and trustworthy and that is the main element during the building process. Will have to wait to see how issues are resolved during the warranty period.

When looking at the model you never get the impression that there is such an upgrade within each of the units. Once you get into the design section, the upgrades are so overly priced and the quality of the workmanship and materials is not what it should be for the Price.

the most frustrating and downright non-trustable building a home experience I have ever been involved with. salesman essentially disappeared after contract signatures ink had dried. MIA! No updates, spec houses given priority over contract houses in build

DO NOT TAKE any Del Webb answer at face value. Constant vigilance of their actions is mandatory by the buyer. Blue tape items were not fully completed even though they were stated complete. Pre-closing inspections should be done by trained inspectors (my mistake) and should take at least a half day. Buying quality surveys should never take place 1 -2 days after closing. Earliest should be minimum of 30 days. Successes and faults can not be properly assessed after 1-2 days.

We love the area and the amenities, however the building quality left us frustrated. We faced several fairly unfortunate issues related to quality. When brought to the attention of our CM, we were, at times, left with dismissive answers and the feeling that they expect us to just “live with it”. Other times, minor issues were addressed. Poor workmanship is evident throughout the home. Some examples are framing and drywall issues, broken tiles, areas left unpainted (only primed), bowing/slanting of walls and ceilings, plumbing issues. We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.
