On closing, we did not get a mailbox key. Nobody at Pulte took ownership to resolve this, instead, they made it my responsibility. After many weeks of promises and inaction, one person finally came through in helping out after I stated I was going to elevate my request into the public forum. That one bad experience created huge ripple effects due to critical mail not making it to us. We are still dealing with the fallout of this, even though we moved into SCHH on 1/28 and it is now 3/4. Thanks to the one person that, after almost a month, stepped up and helped out. NOTE as of 3/4, we are still not getting mail to our mailbox. I have to go to the post office annex to pick it up. Several quality issues with our new house all of which could have been resolved before closing. Has been difficult to get incomplete or defective items repaired. 12 weeks after moving in and many email and phone calls to our contract manager later, we are still trying to resolve many of the issues and feel like we are being ignored at this point.

Experience was pretty good until after closing. My construction manager was responsive and tried to help but seemed to have little authority to help resolve concerns. They should have more authority since on the front lines. Even going up the corporate ladder a bit had the same experience. Pulte is a large corporation and primary focus is on selling and getting homes closed. The attention drops significantly after close. Every new home is going to have some issues so it would be great if Pulte gave the same attention post close for up to a year as during the sales cycle. I feel forgotten once you close. Also the interior painting on these homes is sub par. The paint is very watered down and who uses flat paint on interior walls anymore? I will also add that almost no upgrades are included in the base price. So the finished product far exceeds baseprice if you want even some of what is considered basic items/finishes. There are also landscaping issues with for example a very low berm in the backyard that is not what was "sold" and will deliver absolutely no privacy. I have already surfaced this to Pulte but no action so far. My neighbors have the same concern. This issue is not going away....we plan to continue to pursue. On the plus side, I am excited to be living in SunCity with all the amenities. I worked long and hard for many years so it's nice to finally be able to enjoy this last chapter of life. ... More

Many imperfections within the home.

We have mixed feelings about our home buying experience. We were very impressed with the sales staff and the multiple model options, all of which were very well presented. We were especially impressed with quality of the finish work in the models and also the design center staff who provided multiple options for review and selection. That being said, we are very unhappy with the finish work on our new home. Cheap materials and poor subcontractor performance driven by the builders desire to close as many homes as possible without proper attention to detail. Post closing punch list items were extensive and dealing with warranty issues has been very frustrating. We only wish that our home could have received the same level of quality and attention to detail that was apparent in the model homes. ... More

For the price paid over ($500,000.00)for this home the quality of the cabinets would be better then entry level/cheap builder quality. We were led to believe these were upgraded cabinets (grade 5). The finish work looks like it was done by amateurs. The woodwork is not nailed properly to the walls, and they tried to hide it with caulking which is already separating from the walls leaving a lot of gaps. Walls with bow's in them. The painters didn't bother to clean off joint compound from the woodwork before painting. Paint drips and smears on rugs, tile and countertops left to harden. Painters using dirty brushes leaving crud on the walls and woodwork. On the bathroom counter adhesive droppings just wiped off not cleaned properly. We closed on our home in September. Our experience with Pulte Mortgage was overall frustrating and an extremely negative experience. Pulte, 2 lightbulbs in lieu of a $10 fixture for the gathering room on a home costing in excess of $800k? Really? While we recognize we’re purchasing a “lifestyle”, you can do better. For whatever lack of quality in building materials utilized, our builder, Lance, went above and beyond to identify and correct any/all issues. Lance treated our home build as his own and added a unique personal touch utilizing his vast building experience/background making the construction experience under his oversight an extremely positive one. Overall we are very happy with our new home. The buying process was fine except for the mortgage application. We wasted months trying to get a Pulte mortgage - finally used another lender. The quality of the home is great except for the flooring. We chose the most expensive upgrade for flooring and the floors are terrible. Wish there had been an option for actual hardwood floors vs engineered hardwood. And our dishwasher was not working upon move in and after waiting a month for a repair my husband finally uninstalled and reinstalled it properly. All the people we worked with were very nice. Also feel that Del Webb “oversold” some of the amenities - like the new pool will not have a swim up bar as promised. And Del Webb needs to have some sort of ombudsman with the post office/UPS/Fedex - after a month we still can not get packages at our new address. ... More

Limited options but charge premium prices

While we love the location and community we have been disappointed with the overall sales process and the quality of the home. I can spend lots of time going into the details but bottom line is Pulte has fine tuned the overall home process so that there needs ( revenue and profit) is way more important then the customer quality and experience. We built a home in AZ with another builder and that experience and quality was a million times better.

Love the community…. But housebuying experience, not so smooth… told first Real Estate agent the street, and Sun exposure I wanted. She tried to push me on a different street. I said I guess I’ll wait or look at resale, since the street I wanted was not available. Two weeks later, I find out the lot I wanted was sold! And the street I wanted is available and she didn’t call me!? Changed agents. Got “ next best” lot. Then came building process… very rushed to pick choices, and you are locked in! No changing! This part of the process has so many areas it could be improved if they would just talk to people and use some “reason/ common sense”. Then you wait for a date….very grateful we paid for an inspector who caught 30 missing truss plates (really? How was that signed off? Good thing my guy caught it before they continued). Then came to closing.. went smoothly on paper/money.. what does an awful lot of blue tape around that was promised to be taken care of. I assume they meant in a reasonable timeframe. I guess that could’ve been my fault.!? We are now in the 3rdmonth and I still have blue tape all over…. not quite the home buying experience I would’ve preferred. ;(( It seems they are overwhelmed and don’t have enough workers to take care of issues in a timely manner. Thank goodness it’s nothing big and I’m hoping these new gals in the “Warranty department” will impress me with their speed of taking care of what should’ve been done already.;). Working with the sales team was very nice as I had expected it would be. Working with the construction team has not been all peaches and cream. Have had more issues than I thought. I expected more from Pulte but not sure it will ever make it my expectations, unfortunately!

Construction managers were very responsive.

We looked forward weekly to seeing the progress of our home.

Having come from a background as a custom home builder the overall experience with Pulte was less than stellar. There were deficiencies in the customer experience from the information provided on availability and timelines of lots we wanted to, the workmanship and pride in doing a job well and right the first time during construction. The end result is a home that is probably well built in general with many flaws that may not be noticed by anyone but the owners. The construction Manager Carlos worked hard to do what could be done to improve the experience.

Watch your house get built and point out what looks wrong. Don't wait until the closing day to review your home. Get a good 3rd party home inspector.

Promises may not be kept. Pay attention to the process. Many things were told to us and they were not true. The actual building crews lack safety concerns, leave trash at the building site and just do not have experience in home building. The construction supervisors are trying to do their best with what they are given to work with. This experience has been all Pulte's way. There were no change orders accepted. None.

We found that after completing our design selections there were several misunderstandings as to what was or wasn’t included. It would be helpful if a final visual representation was provided to avoid confusion. Quality is satisfactory but we found several small flaws and issues. We’ve brought these to the attention of our customer care associate. I’m hoping we’ll be pleased when the issues are resolved

We have little experience in buying homes, as this is only our 2nd home purchase. The selection of options was not well managed, as the salesperson involved didn't keep us informed of the overall costs of the options, so when we got the bill, we had grossly overspent our budget. The build process seemed to go alright, but we discovered in our pre-closing walkthrough that multiple walls were not straight and/or not forming orthogonal corners; also, there are several other ways in which the plan was a bit deficient -- like a master bathroom suite with only one towel rod (since there are two sinks, a bathtub and a shower, shouldn't one expect at least two towel rods?). There have been many defects identified (windows with defects, cabinets with splitting of the wood, missing deadbolt hardware, etc.), and our overall impression is that the house was built in haste, and not always carefully done. We're happy, generally, with the outcome, but there are many things that we'll want to change now that we have moved in. This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Bring your own realtor when dealing with Del Webb. My construction manager was fabulous but the work done by the subs was less than good.

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. There were mistakes made on things we added and changed. We were very disappointed with him. Our realtor said she would never refer anyone to him again. We were also disappointed in the lady who was our design consultant. She cut our three hour time period short because of a personal matter she wanted to take care of. Our decisions were made very quickly. I tried to change something several days later regarding the model of the gas range and she would not let me do it. This was a minor change from having the controls at the top of the range to having the controls at the front of the range. We moved here from the west coast where over the years we had purchased several brand new homes so know what to expect and are familiar with the interactions with builders. This home has a nice layout and great neighborhood but the quality of the build is mediocre at best. The house serves its function of giving us shelter and making us comfortable but it comes with sacrifice of a good quality build. If we had to buy again in this region it probably wouldn’t be here. We paid premium price for average house.

The construction of the home is well built and energy efficient. It the finishing work we have a problems with especially the painting and cleaning up before walk through. The other problem we had was landscaping, sod. The homes are being rushed through actually so that they can close on homes. The community and amenities are wonderful. We had a great experience with Pulte financing personnel. Needed several work orders submitted for finishing work inside and outside to bring home up to new move in condition.
