The home buying process we thought was going to be fun, but it didn’t turn out that way. Several things we wish we could have changed after our sales person gave us bad information. One of those was that he told us we had to have the exterior gas line come out of our bedroom, when we walked around with our construction manager he told us that was not the case but it was too late to change. In hind sight we would've gotten a realtor to help oversee construction and negotiate. Pulte sales and other staff friendly on the plus side. Location and neighborhood, amenities are great but finishing workmanship not so much The project manager was great and in constant contact but it is more an issue with the sub contractors lacking quality workmanship. For the price you pay we would expect more attention to the finishes, We feel Del Webb has gotten greedy in what they offer for the price. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. Everything was great until closing...Project Manager and Sales Representative were very responsive. After we moved in during heavy rains, we discovered two roof leaks damaging the ceiling in the master bath and the living room. Granite counter top in kitchen has a chip were two pieces of granite fits together. Third bedroom floor makes noise when you walk on it. Finished quality and responsiveness lacking

We believe the supervisor for building our home truly gave it their best, however, after being in the home for over a month now, it’s apparent some of the trade contractors who actually did the work, were not consistently careful, attentive & thorough in executing their required work.

Thought this would be a better product based on what we have heard. Just another penny pinching mass built home. Small details that would not cost much to include ignored. Pretty low grade materials. Walls aren't even square. Just moving in and already kind of disappointed.

I'm very happy to be part of the Carolina Orchards community. People are friendly and welcoming and the amenities are top notch. The community is also beautifully maintained and landscaped. The sales rep I dealt with was consistently helpful and friendly. The building of my home, though, was an experience that could have been better.

As with other mass produced development corners are cut to meet deadlines. Del web was not forthright with some of their information. Too much emphasis on meeting closing dates. My sales rep was top notch!

Being ignored after closing

Our satisfaction with Pulte kind of ran out after closing when we could not get much response from them regarding our paint and tile issues. Our construction manager moved on just as our house was finished, and though he promised us at our walk through that our concerns would be taken care of to date (over a month after closing) we have had no follow through from anyone.

Pulte/Del Webb is a MASS production home builder. Their attention to detail, especially with finishing is not good. It would seem that many of the subs are hired for low cost, not the quality of their work, especially the painters. The houses have small garages, hardly suitable for 2 cars. The driveways are narrow and short, more like what you would see for a townhome, not a detached single family home. I am not particularly happy with this whole experience. Many instances of bait -and - switch sales tactics, starting with down payment amount at contract signing, look and care of surrounding common space, and choices of color and design of interior finish. 2 examples: one color paint for all rooms, picked from only four available colors; one color laminate flooring for all rooms. Exterior materials good quality, interior is good for only what you see. The 'in-the-wall' mechanicals are minimum,at best. Nice house design, poor finishing.

The first issue I noticed was that electrical for tv was low. Didn’t know it was an add-on to use less electrical wire to move up the wall. Then I found out there weren’t any towel racks. Seems odd as I bought a new house 3 years ago and was asked where I wanted my electrical for tv’s, phone, etc. I also had towel racks when I moved in 3 years ago. Costs for extras are way overpriced. Keypad for garage door opener, a cost of $40 costs 175 from Pulte. It was a 5 minute installation. Brackets for ceiling fans is $200 each. Three years ago I paid $50 each.

Our closing got delayed by DW so we had to close when the date came. Several things were undone and we we told they would be done asap. 2 months later they are still incomplete after many promises to get things done.

When you are trying to make money as a company, you need to cut costs where you can. Pulte does it with labor. There are no craftsmen building the homes, only lower wage laborers. Because of that, there is very little attention to the details. These "production" homes are built to existing code and, in most cases, no more than the minimum acceptable by code. There are some nice features that you can get for an upcharge and some of the materials used are of good quality. Numerous issues- Pulte Mortgage, floors had to be replaced and now still having cracking problems, mirror fell off the wall ( took one month to replace), windows caulked poorly, kitchen cabinets installed wrong ( still no resolution) poor design of bathroom lights, heating and air installed wrong, drywall is wavy in ceilings, quality of trim is poor, quality of painting is questionable, trim on garage door falling off! Our bathroom tiles were so bad that it took seven times to fix. Sometimes they just wouldn't show up and other times didn't have proper tools (had to use ours)!! Very disappointed that builder contractors and reps. made us promises that were forgotten.
