Workmanship was good considering. Materials used (wood) was very poor. Luckily I had a good foreman. Extremely disappointed in the landscaping. Lawn need to be graded and it wasn’t. We have nothing but a very bumpy lawn that has numerous low dots where water gathers. It’s been 6 weeks and there are spots that never dry. Very disappointed in the way ithe grad was laid (thrown) down.

I think they build a good solid foundation, but the finishing details are far from decent. Painting, trim work, landscaping should be better for the price you pay. No changes are allowed to be made.

Noticed several issues as soon as we moved in. The toilet bowl leaked, trim was missing from under dishwasher, peep hole improperly installed, hole in ceiling next to a vent, light fell out of ceiling and is hanging by the wires and our doorbell improperly wired. Our sprinkler system has not worked for almost 2 months. Numerous calls and several attempts later and they are still not working. Responsive team, numerous items need fixing.

The location is beautiful and peaceful. During the construction process the field project manager kept us updated and informed. Since moving in the list of things that need to be fixed is long. Here are several examples: cracked tiles in master shower, gaps between exterior columns and siding, a screen door that falls off track, roof nails not attached. At last count there are work orders for 8 contractors to return and fix their work. I have given a few examples. The customer care manager has been responsive and communicates as the issues get fixed, but the list is too long for a new house.

Builder rating versus Mortgage Company

I find this development to be average. I am concerned about the quality work of my home over the years ahead. My project manager has been excellent but I am not satisfied with the HOA management and it's concern for the homeowners. My home has had issues with potential new development and burning in adjacent land behind my home. New home disappointments!!!

I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. However, I haven't spoken to one new homeowner yet that hasn't said the same thing. Firstly, do not use Pulte Mortgage! The amount of ridiculous letters of explanation was not worth the $15,000 towards a rate or purchase price buy down. Secondly, the community will be nice but the speed in which the homes are built is fast and it shows in the quality of the craftsmanship. Not good choices for so called upgrades. For example, upgraded appliances to Kitchenaid resulted in a basic microwave made by Whirlpool. Our closing went like this. We met and signed papers for the title, then we were required to pay our balance before we received our keys, which we did. Then we received our keys followed by a meeting with our property manager (who did an excellent job) and ended with our final walk-thru where we found numerous issues which needed to be corrected. Not a happy camper is a VERY stressful time

Christian was a very FAST and smooth talker. Once they got my money little further of the issues were fixed. When you spend over half a million dollars on a home you expect things to be fixed and not have your pipes frozen within days of moving in. It was #1 on my list of concerns. I was assured it would not happen again. He also told me I could not talk bad about him. How unprofessional.

You don’t get what you pick out

You do not get what you pick out and Puklte doesn’t care. First we were told 3 times by sales we could have a wide recessed fireplace like other models but later, they just randomly started to build a box one. then we chose dark brown bath tiles but got orange ones and the trim tiles don’t even match. We were told nothing they could do about it. Oven has broken 3 times in a month, sink drains are used and were not even chrome like other sink parts. Warranty Center is a total failire

During sale and construction, we couldn’t get sales consultant or escrow office to give us final amounts owed. Needed escalation to get resolved. Thermostat and Ring doorbells had defects and needed to be replaced. Warranty Center told us they were not covered. Irrigation valve failed and WC advised it was also not covered. All less than 60 days from close of escrow. Seem to be spring loaded to respond that issue is not covered.

When you are trying to make money as a company, you need to cut costs where you can. Pulte does it with labor. There are no craftsmen building the homes, only lower wage laborers. Because of that, there is very little attention to the details. These "production" homes are built to existing code and, in most cases, no more than the minimum acceptable by code. Find Another Home Builder When You hear the word Pulte

The model was beautiful but after interest money/or deposit - letter tells the homebuyer-you will be getting NOTHING you saw in the model. Quality of kitchen cabinets, fake quartz, finishing of concrete (front porch, back patio) very low quality. During construction, issues that needed to be addressed were put off until the last minute before the final walk through and some of the issues corrected were done poorly. The Pulte construction manager handling the final steps of the building procedure did not give adequate time to have issues corrected properly. After moving in, the front portion of our house was much colder than the rest of our house. We did some looking on our own and found that the front "attic" area had not even been insulated which should have been caught by both the insulation company and especially by the Pulte ...

Paid Pulte well over one million dollars for a brand new home in Del Webb Viera. They use day laborers to construct the homes that are plagued with issues. Lesson learned. Never close on a home until it’s right and Pulte is a big mass market “big box” builder of terrible build quality. Extremely disappointing

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

Disappointing Post Closing

Home buying experience with sales rep was great.However,Post closing experience has been very disappointing. Two months after closing on a model home we are still waiting for issues to be addressed including a safety issue. Customer Care personnel when they do respond to service requests they indicate majority items are “wear and tear” and not “workmanship “ related. .To date no service calls have been scheduled .
