We were really looking forward to our DW home and experience, unfortunately we moved in during the pandemic. DW/ Pulte did everything they could, with safety a top priority, but our pre-closing was without a representative and a lot of pre-closing items had not been attended too. I have confidence they will , but it is discouraging when you don't have a lawn or any landscaping for months, the clubhouse is rumored to have a significantly delay, and communications to get real answers is not happening. Keeping our fingers crossed it will come together, but I think more lines of communication ...

I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

We have not moved into the house yet. After taking possession we experienced a few problems with the house but they have been rectified. The one issue I have is I feel there should be more communication with Del Webb regarding HOA issues . We are constantly scrambling to find out how to address issues i.e. landscaping to name just one . Living 500 miles away makes it difficult .

Hot water takes forever to come out of any of the faucets. And if you shut the water off and return a few later the process begins again. WHY

Happy with house but disappointed with inside cleanup

The home was built well but cleanup inside was sloppy. Paint spatter on floors, doors & walls not properly painted, grout left on tiles, scratches on glass & bathroom fixtures, missing tabs on cabinet doors and drawers. You really need to look closely at floors, walls and ceiling, checkout cabinetry & window surfaces.

Workmanship of builder was just okay, seemed like some work was done quickly not much time taken. Issues with flooring, time was not taken when painting, just seemed sloppy. Not sure if it was sub workers doing most of work.

The field manager had some difficulty getting non-standard options completed. It seemed obvious he either did not read the details in the contract or he did not want to allow time for some special ADA equipment to be delivered, lest the project schedule be delayed by a week. This could have been avoided if we were given the opportunity to review the detailed plans. We would have seen these detailed items were not included. It got worked out thanks to the help of our sales associate who stepped in and got the right people involved to get things done. Other that this it was a good building ...

I have had several issues with my house. I have e-mailed four times.. The first time he responded he was out of town. The second time he asked when he could come out. I responded, anytime. Still waiting with four e-mails sent.

Overall, we’re happy with our new home. It was a struggle getting the builder to complete construction on time due to unresponsive subcontractors and ineffective management. Promises were made and not kept. Availability of our supervisor seemed to be an issue. There is a serious issue that I need help with and am getting the brush off from the builder. The city of Georgetown placed their concrete light pole 6” from the edge of our driveway prior to construction of our home. Love the floor plan and openness of our Dunwoody Way. Biggest complaint we have is Pulte’s lack of flexibility. You can have anything you want as long as it is on the menu, but if it isn’t on the menu don’t ask and don’t ask for substitutions or any changes to their plan. Was forced to install their light fixtures despite not liking them. After closing we then had to remove theirs and install what we liked. What a waste!

We found the project manager and warranty follow up person very responsive. Community Director a bit less so. We are in our third round of getting punch list items taken care of by the contractors the warranty person has specified. Overall I am satisfied with my commitment to Del Webb.

The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. ...

Frame materials are 2nd or 3rd rate. Finish subs lack attention to details. Houses and surfaces not properly protected during construction. Home construction and finished detail selection process too fast. Community and club options great.

Sales representative attentive, helpful, and not pushy. Impressed with some things in the build quality that they need to do a better job marketing, unimpressed with other things not aware of in the build. Need to make some adjustments for 55+ buyers ; like the filters for the furnace, not elderly friendly in a nine foot ceiling. Should older people be on a 9ft ladder changing the filter every month? No standard grab bars in showers and then not installed to meet Amer. Disability Act standards. Pulte Mortgage company a vey negative experience. Pulte needs to stay with building quality ...

Finish work lacks attention to detail. Caulking was messy and missing in places. We were missing a door knob. Kitchen drawer hardware was of very poor quality. Drawers very wobbly. We are trying to get these addressed.
