We bought a home that had fallen out of escrow and the sales team had us convinced the sale price was reduced twice and we were getting a great deal. The appraisal came in $10K below the selling price so I asked three times for a price adjustment. Each time the response was they would need to run it by the manager, but no one ever gave us an answer to our request. Otherwise the sale went smoothly. The sales staff is knowledgeable, patient, and friendly. Everyone has been attentive after the sale and they are very good about warranty repairs and follow-up. If you order the standard Whirlpool dishwasher, expect your contents to be only partially dry, even with the high temp dry and a rinse aid. A whirlpool technician sent to correct the problem attributes it to plastic materials instead of steel. They can't achieve a complete dry.

This is the third new construction home we have bought (lived in the others 8 years and 35 years), and this Del Webb home has the highest quality workmanship of the three houses - solidly built, did not cut corners. Problems (not many) were fixed quickly after the walk through. So we were impressed with the construction process. The loan and design processes were a bit confusing. We had to pick the structural upgrades first, then the design upgrades. When we picked the structural upgrades, we had no clue on what design upgrades we could have and how much each would cost, so there was no way to apportion our available funds to the two categories. Their design center and designer were very helpful. The design web page (which we heard they were re-doing) was difficult to navigate around and did not provide complete information. We found their loan process confusing (who did what and why we had to submit the same documents multiple times and the timetable of what we should expect when). Love the layout of the house. Neighborhood is lush and green. Even with Covid, neighbors are friendly when you meet them outside. Only problem is lack of storage, but I've heard everyone has this problem. Plan for this when you build, especially if you are used to having a basement.

I believe that Del Webb knows what they are doing as they build all these 55+ communities. They know what people are looking for and enjoy. They work with reputable companies that know how to keep the building process on schedule. I only noticed that a few of the items I paid extra for were done cheaply (such as, plastic lights in the ceiling).

I have lived in my new home for 5 weeks. I'm happy with the quality and workmanship. There were a few issues but they were minor. I would recommend Del Webb to my friends.

Love my new home and am very pleased with it. Have found a few minor issues with our new home but they were either quickly fixed or we fixed them ourselves. Truly believe it is a great benefit to be close while the house is being built and check on it at least once a week. We found several issues during the building that were quickly fixed. If they had not been pointed out by us would they have been caught in time to fix or caught at all? It appears at times that the subcontractor is more concerned with just completing the task and moving on the next house vice actually caring for the quality of his work. ... More

When we had a question we often did not receive a call back ASAP.

This was the first house we built. The construction manager - Chris P. was FANTASTIC and frankly saved it for us. We wound up having to settle for some stuff we did not want and did not get some things we had wanted.

The field Managet was great!

Compared to the Del Webb communities in Wickenburg and Rio Verde this is a steal.

Pulte/Del Webb did a good job building our house. There were a few issues but our Field Manager, Brandon, got the work scheduled and is getting us done. There are some communication issues between Sales and Construction could improve so that the Buyer understands the building process better,

landscaping disappointing, drainage issues yet to be resolved

Building was performed on schedule even during the pandemic. Overall we are happy with the results.

Construction phases all went smoothly and our construction manager was SUPER to work with. Loan application and mortgage process was very frustrating. Worked with multiple people each asking for the same things over and over again. Process started earlier than expected and seemed to go on and on to the very last minute. Closer was refreshing in that she felt our pain and understood the difficulties working with Pulte in Colorado.

On the positive side, we like the floor plan, the location and the exquisite trim work. The house also seems well constructed. However, we paid a premium price for a model home which included all of the wall hangings, most of which do not reflect our taste Upon moving in we were shocked to find that they had all been mounted with drywall screws, some as long as 2-1/2 inches, causing significant damage to the walls in virtually every room. In multiple cases they also obscured handwritten directions in dark pencil on where they should be hung. It has taken us six weeks to contract with a painter to repair and repaint the walls at a cost of more than $3,000. This has also prevented us from fully moving in, as most of our books remain boxed and our own artwork waiting to be hung. The ice maker on our $3,400 refrigerator has been inoperative since we moved in, as we are still awaiting back ordered parts. A third issue of which we were aware prior to closing: We will incur significant additional costs in contracting with a stone company to cover our front porch, which has three large unsightly cracks, two of which are about six feet long. ... When we have had small issues, Craig is very quick to respond to help us with answers, or gets subs to come back to fix things. Overall, we love our house and are very glad to be here.

The overall buying experience with our first field manager went extremely smooth. It made the home buying /build process an easy one. Our team were responsive. The new environment in which we all find ourselves in found us toward the end of the process therefore responsiveness changed due to staff changes. We have had an issue with communication with current field manager we are working toward resolution.

The only thing we were not happy about was the back yard. When we were shown lots we picked this lot because it was thr flattest. We think it is terrible that you leave the backyards where they can’t be used, it is even hard to stand up. The yards should be smoothed out before the grass is planted. with this being a community for older people that some have trouble walking you certainly didn’t think much about people falling. Please look into this before doing other homes this way. We had plans for a beautiful backyard and it is not possible.

The builders were very responsive to my questions and identification of issues.

It would be great if the workers took better care to do the job right the first time. Then we wouldn't have had to have so many things redone to get them right. Yes, all issues were fixed and resolved in a timely manner.

House was ready close to promised time. Many mostly minor issues remained, some of which still do six weeks later. All in all, a good experience however, provided remaining issues are satisfactorily resolved.
