It's important to notify the homebuyer of any kind of delays that might impact their closing date since so many factors are based on the date presented when you buy the home. We had several delays with the help of our construction rep and sales rep we were able to over come. Although, a little stressful I'm glad we were able to move-in with only a 2 week delay.

We were not expecting to buy new when we started this venture but we found ourselves having to move quickly after the sale of our existing home. Fortunately there was a quick move-in home available and it had 99% of the features we were looking for. Unfortunately the one feature we would have liked added the contracting team didn't have availability to do for us (epoxy the garage floor), and this was the only quick move in for us to choose from. The construction went smoothly. The house is well built and extremely impressed at the quality of the house. However, the confidence of sales person to loan officer and others in terms of communications to the buyer (me) was quite poor.

Make sure you get he irrigation system put in, we were talked out of it by our guy that sold us our lot. Big mistake. You should also find out about the rates for bring vehicles into the state, we found out and were blown away by the costs. Knowing some of the up front costs, could make the move a lot easier. My overall experience was very positive. The first meeting with the DelWebb staff was very informative and the tour of the homes and Sun City was very thorough. Once the decision to purchase a home appointments were thoughtfully made as I was living in Houston. Rachel in the design center was fantastic in helping me and my support group to make many important decisions. Kevin and Sarah called me weekly keeping me well informed of the progress on the home. The few stumbles along the way were resolved quickly. I am very pleased with my home and feel supported if any issues occur.

Our builder was good, everything was ok. The fact that you cant have a pre-drywall inspection is shady.

Overall, the purchase process was pleasant. The final walkthrough was disappointing and awkward. This new home had a heater that didn’t work and toilet that would not flush due to cement in the pipe. Both are now repaired.

The process of buying and building was a bit of a roller coaster: The sales process was smooth, however lots become available a few at a time, without a set schedule. If you are ready to buy but your preferred lot has not been released, you either have to wait or pick a new lot. Also, if the HOA dues are going up, you should notify us in advance, rather than have it show up in the closing documents. The design process was easy and Maureen was very helpful. Unfortunately our home on the exterior has several large cracks on all sides in the stucco, new construction and this issues is already an issue - too many to count on all sides very poor job and will need to be all redone...

Our recent experience building a Pulte home in a local Del Webb community was both exciting and at times frustrating. Overall we ended up with a beautiful home with which we are very happy. There were times during the process when getting an answer to a question was more problematic than we thought it should have been. Sometimes answers were forever in coming, sometimes we didn't receive one at all. Our construction manager, Sean, was amazing. His attention to detail and helpfulness through the process was greatly appreciated. Any time we had a question or concern he was on top of it. He is an asset to the company.

We love the community. However, the price charged for the lot we feel was a bit excessive for what we got. The upgrades we got are great looking and we like them but once again they are overpriced and most should have been included in the base price of the house. The appliances look good but we have been here for over a month and the dishwasher is still broken and cannot be used. The repair person was scheduled to show up yesterday and was a NO SHOW for the appliance repair. Our salesperson was a nightmare to work with. She was missinformed and missleading through out the entire process. Would defiantly not recommend. Our construction manager Steve made the construction process enjoyable. His communication, attention to detail and knowledge is exemplary. A+ for Steve. Service on a few issues after the fact are going smoothly, but a little slow. Pulte could do a better job of selecting there subs. Some of the subs are good, some are not. The sales person was very helpful. The superintendent was very thorough and attentive to detail. We love the home, amenities and the neighborhood. The builder did a great job. However, the HOA has been miserable to deal with. There is no communication, poor response time, a substandard web interface for processing payment and requests. The architectural review committee is even worse, if that is possible. Had I know about the HOA and management company, I probably would not have purchased here.

The buying process was good. We had an inspection prior to closing even though it was a new build. Glad we did, found issues ranging from, needs to be taken care of now to touch up paint like issues. We felt like we got a very good price for the home. Our main issue is, we were told of a few minor things when we did our walk thru after closing that still have not been resolved.
