For the most part, the quality of supplies and materials have been good. But we have been here in the house about 6 weeks and are having problems with the windows. I did get a response to the service ticket but not a repair. The folks I would be most careful with are the design group and the salespeople that go over the house design exterior. I might have missed some of the information I was supposed to have made as I had to do all virtual selections were made as I had to do all virtual choices. It wasn't until I moved in to see some of the choices I could have made. With the interior design it was a similar situation. Anything I wanted to change, and pay for, was outside their cookie cutter mold and considered custom. I should have told them to do nothing a then brought in my own people after closing.. Overall okay but quality is lacking in several areas

Our builder Zack was helpful and informative. However our shower glass didn’t arrive before closing. We’ve already had a leaking window due to rain. I am not impressed with the overall quality, fit and finish of the house.

The quality of the workmanship is satisfactory only! I had to initiate calls and was told by my initial builder that he was about to call me. This happened several times throughout the process. During the last month, we were assigned a new builder who worked well with us to complete our home.

I would rate my overall experience as GOOD. The builder was responsive. Workmanship is good, materials not all good. Some materials installed that do not work properly. There were items that were not completed on my home and promised to have completed which were and still not completed.

This was our first experience with a production home which was far different from a custom built one. Our project manager was respectful, communicated clearly, and was patient with our questions and concerns. However, he clearly was overworked with too many responsibilities.

Overpriced home for what we got and the builder rushed to finish construction to meet the 12/30/21 closing date which resulted in numerous areas unfinished (paint; punch list items; "placeholder" appliances instead of what we purchased; etc). It's been 5 weeks and we're still waiting on some items to be completed AND we still don't have our gas range.

Realizing that this is not a custom built home, the builder could have been a little more flexible. For example, I wanted to upgrade the paint( very low grade) both exterior and interior. The answer was NO. I wanted the builder to not assemble the master closet shelving, the answer was NO. Didn’t know that my garage was not going to be finished until a month before closing. The Sales rep was a nice guy, but he made several mistakes during the build and didn’t offer certain option that we could have purchased. There were other issues as well. It wasn’t all bad and they did do certain things right, but there is definite room for improvement and the leadership needs to understand customers needs. ... More

Overall quality of workmanship was average at best and I would recommend that any buyer not to build in absentia but rather be there to inspect construction on a regular basis.

Take more time with taking care of the details.

Pulte Homes comes across as a cookie cutter homebuilder instead of a customized to fit your need

Overall I am pleased with my new home. However, I am giving a 3 star average rating based on quality review. The kitchen cabinets were not hung evenly. Kitchen windows were uneven. The bathroom cabinets are also slightly uneven.

Sales experience was superb. The on site Pulte manager for our home was awesome. Response to in house issues was great. Response to dead bushes noted at inspection very poor. Lawn damage immediately after closing from mowing crew very poor. Sliding berm fix very poor.

Many many little issues and a few larger ones. The larger issues were fixed fairly quickly, mostly by 3rd parties. HVAC by company that installed the unit, same for electric and plumbing. Issues with appliances were done by warranty service companies. Important tip- register ALL your appliances and equipment the day you move in. Chances are you will be asking for assistance before the day and/or week is through. Del Webb people are very friendly but you need to stay on the locals to get things done in a timely manner if ever. If you are good as a handyman, fixes and corrections will get done a lot faster (by you). ... More

Pulte mortgage was excellent to work with. The quality of building materials was not equal to the cost of the house. Builder had no flexibility to correct design flaws.

No internet to start. AT&T boxes buried and hard to find.

Good customer service but poor quality interior and exterior wood trim. Interior doors cheap and very poor finishing of sheet rock - particularly seams on ceilings. I’ve been In home for one month and many, many sheet rock nail pops. Paid for upgraded kitchen and appliances, but cabinets of poor quality and garbage disposer is under powered. Sod is full of weeds as well. While I like the lifestyle in neighborhood, Pulte should use a better grade of wood for trim and do a much better job of ensuring their trade people properly finish the interior

Make sure all issues are resolved before closing

Pulte is proud of what is behind the walls. Unfortunately, their ability to deliver quality finishes simply isn’t there. Their subcontractors are sub-par, and with the number of houses they are throwing up… think of a little bit less than minimum, and that’s what you get.

We were out of town buyers. They like to rush the past two weeks before closing. Good lesson learned. The paint application is not acceptable inside and out. Paint on outside of home under cover porch and trim will need to be repainted. Debris left by paint roller and brush on walls and trim throughout the house. Drywall still needs work and had sections repaired by my outside painters. Paint, caulk, and grout left of tile floor and fixtures . Laundry room plumbing not installed properly. Shower door crooked.

The seller was poorly trained and seemed inexperienced. We feel options available we not all explained adequately to us leading to disappointment about our Pulte experience right from the beginning. We moved from a smart home in an upscale neighborhood valued at less than what we paid for this one. Frankly this one is sub-standard compared to that one. The workmanship is rushed and shoddy in comparison. Paint still spattered about, excessive glue on top of bathroom tile, leaking toilet, sod poorly laid and washed down hill with rain two days after we moved in and I could go on. David the builder did come back and had some issues addressed but said we had to go thru our Pulte contact for remaining concerns. Three weeks after contacting Pulte rep someone finally fixed the toilet which had a bolt sheared off. I did the clean up of glue, paint, etc myself and the house light apperently had to be ordered, still not replaced two months after closing. No one has even come by to look at the missing sod issue and how to slow down the rushing water every time it rains. And for a smart home based on electric the breaker box is inadequate to run much of anything beyond the basic appliances put in by Pulte. We put in an invisible fence which pulls regular house current much like a small refrigerator and plugged our gulf cart in and blew the GFI. Also we thought when Phoenix Systems was to set up our smart devices they would be here the week after closing. That who experience was a joke. Not only did no one show up, repeated calls and emails went unanswered. We set everything up ourselves except the wi-fi portals. We also thought a ring doorbell was include but apparently not. They finally came out but the portals still don’t work and no one to date has called us back. I would totally not recommend anyone buy this “lack” of “service” from Phoenix. All in all the Pulte experience has been frustrating and unsatisfying. ... More

Builder was great, however, trying to get someone to take care of issues after I moved in has been terrible. They changed project managers 2 months after I moved in and new contacts have been unresponsive and issues with home have not been rectified.

WORKMANSHIP AND MATERIALS WAS VERY POOR.
