We think the sales office needs to pay more attention to buyer(s) getting acquainted with amenities (we never personally received any introduction to anything; heard later that some buyer(s) received tours of facilities onsite). Also, we have an ongoing issue with sales with trying to assess if we received correct cabinets in bathrooms; got runaround and never was able to follow thru with our precise question. Our builder/field manager has been great with follow up on house issues being addressed after move-in. Mortgage process went smoothly; however, information on (I think it was called) (recast) was incorrect; employees need to be a little more aware on this. We were told we could put additional monies toward our total mortgage within a reasonable time after closing to reduce our total mortgage; when we checked further, it was not available to us because we have a VA loan. The Del Webb/Pulte homes are not built for people over 55 years of age. We were never told that our house would barely fit on our lot, thereby making our back yard very small and our driveway very short. The attic stairs are very steep, unstable and have a leap from the top stair to the attic landing. In addition, there is nothing to hold onto in order to pull yourself up. Because the stairs are in a tight space, there isn’t enough room to pull the stairs down safely. You have to be tall to pull the stairs down and we are short. Why you would place the a/c handling unit in the attic is a mystery. We are unable to access the attic to change the a/c filter. When I told the Del Webb building supervisor that something was wrong with the trash drawer pullout, I was repeatedly told it was a “dirt in the track” issue. Upon further inspection, it was due to a bent rail. The floors are not level. We were told that due to damage, our driveway would be re-poured. Instead, it was “resurfaced” and 1 week later it was peeling. The cheapest wire shelves were used in all of the closets. We have a few roof shingles that are not nailed down, but I was told the summer heat would fix the issue. So far, the shingles are still sticking up. The upgrades were way overpriced and our LVP floors appear to have marks in them. We were told that the marks were part of the floors, but I’ve never seen those marks on any other floors. visit often during the build to try to correct the issues before they get out of hand

Pulte has cut back on quality of products offered. Example, I not satisfied with the cheap lighting fixtures, no globes in the garage offered and discontinuation of decorative doors. There are so many subtle short cuts. They offered more in the older homes and more style options. Although the build process was informative, I am not a fan of quality versus price!

Overall we are loving the neighbors and location. But, the quality of most things are not what we expected. From bad workmanship in garage doors, flooring, and other construction. Our microwave has been broken for over a month( only in the home for less than 60 days). Warranty work from both Pulti and appliance vendors is painfully slow to non responsive. We had heard from current residents about these issues, but did not think it could be as bad as we have experienced.

Design is good. Accessory systems very thought out, real value. Lot size on the small side. Workmanship not very good.

Del Webb got me involved during the building process. In other words, I was called to explain what and why this and that was being done. The construction manager Mr. Sam S. was awesome.

only draw back was the over writer section they were not very organized they delayed my closing . for some paper work that I had sent a week before.

For the most part the Sun City Peachtree community is the best place you want to live of you're looking for comfort, safety, peaceful bliss and so many activities to be able to be involved with I can't even count. There are tons of great neighbors, and frendly people from all nationalities there is no other place like home. I am home here....

Overall quality pretty good, some features upscale. Finish details leave a lot to be desired.

My builder, Ron, was great. Always kept me informed, sent pictures, and fixed any problems. Pulte Mortgage was not a good experience and I would NEVER recommend them to anyone.

Homes are built very fast. Hopefully at no sacrifice to quality!

we are disturbed that the finish work is not up to par. The painting work was terrible. They painted over red mud, missed lots of spots, They planted sod over scraps of roofing shingles so the grass was not growing. We went out and grabbed sod from a pile in the street and fixed this problem ourselves. Took 8 weeks to fix a problem created by Pulte Mortgage people that would have only taken a couple of minutes to fix.

Sam, the builder, is a great guy and worked very hard to accommodate our needs, wants and concerns. However, he was limited in what he could do by the quality of the materials used and the workmanship. Lacy, our Pulte contact, is wonderful. She has been very responsive and understanding in correcting all the issues we have.

We found it a ploy that during the initial sales portion the agent seemed to display purposeful ignorance. Did the typical lawyer RE Agent routine. You'll need to talk / do with someone else. Making the job of getting information more difficult. Our construction manager, Josh, was 5 start. Easy to work with knowledgeable. Fond issues I missed. After closing, service requests have been handled timely and in an acceptable manner. Only true issue is, how poorly the sod was maintained before closing, granted it was winter and it was dormant. But once the sod 'woke up' it was mostly weeds and Pulte's attitude was to bad too sad. ... More

The quality is not good at all. My tile floor has cracks already. The carpet is awful it has runs in it and it looks filthy all the time. My counter top in the kitchen , I don't believe is quartz at all. It is so hard to clean. My shower door is not fixed as per closing. Quality...what quality? I am a Realtor and will have a hard time selling in here in the future because of the quality of your merchandise. Not your builder.

The loan process was long and involved.Be prepared to be " financially undressed".

Nest not working and no instructions received. Multiple small concerns that have now become concerning in terms of my warranty

The builders team was excellent and the construction manager was the best!! He was very informative and answered all my questions and concerns, and knowledgeable!

My builder Garrett was the best! He would answer my phone calls on the second ring. Garrett was very attentive to my every call, thought and concern. My closing was delayed due to the sloppy painting of the inside and outside of the house. I was fortunate to have a home inspector with me on my closing for there were many issues which delayed the closing. I wasn’t present for the second inspection because I lived out of state there were minor issues that I only noticed after moving in. My suggestion to DelWeb would be to focus on quality not quantity.

My builder was very nice, however, I believe he was overloaded with too many houses he managed. He often told me that certain things were complete when they were not. My first closing date was postponed by the property management company and the second closing was delayed because the vanity countertop installed was a straight cabinet and not drop down. The day of closing, my home had construction dust all over the floors and countertops throughout the house. I still have spots of dried paint in my carpet and some type of glue on bathroom tile going from carpeted bedroom and walk in closet. My hot water was none existent in master bathroom and lukewarm elsewhere else due to hot water pipe was connected to cold water. This was just corrected this week (7 weeks post closing) there were 2 small leaks in hot water heater pipes, one was just discovered this week. The A/C had no power cord connected to the condensing unit and electrical wires weren’t connected to it in the power switch box. Several trees and bushes died within 2 weeks after planted due to not being watered. A large portion of sod was dead when installed. There are other various small issues, these are the major ones. My builder told me that the hot water issue was corrected day of closing, obviously this wasn’t true. Post closing, my customer care manager has been very responsive and great to work with. ... More
