The pace from structural decisions through the design phase is very fast and can be overwhelming. The lack of information on the electrical layout (e.g. lights, switches & outlets) creates issues at the rough-in inspection that could be avoided with more details at the structural phase.

We are pleased with the house except the trim work is not good at all. The finish is rough & lumpy. There was no attention to detail on the baseboards, door frames, and where the shower tiles meet the walls. The cover that Phoenix mounted in the laundry room looks pathetic. It will not stay closed & it looks like it’s falling off the wall. There are gouges all around the door. We found Robert to be trustworthy & very helpful. Jenna & Nikki were fantastic. We would not have considered putting money down for our home if it wasn’t for this team of helpful people.

Lingering Post Closing Repair Issues

After a relatively short (1-2 hour) final walk through, our Pulte Contractor noted the items we found, and those items were fixed prior to closing. He promised that the process of repairs would not end with our closing and he would provide prompt service if anything else was found. That was NOT the case. We moved into the house on the afternoon of the closing (no furniture was brought into the house for another month), on 11/21/2025 and almost immediately discovered over 100 scrapes, scratches and small punctures in the new floor, mostly around the island, and unfinished drywall work around ...

The layout of the home is nice! The paint choices were undesirable and very limited. I had the inside completely redone after closing. The trim work is very poorly done. My heat did not work first day inside. The system had to be rewired. The price is much too high for the quality of the design choices, some look so cheaply done.

It was down to the wire that my house was ready but it did close on time. The people I worked with were great and it was an easy experience. I have not been impressed with the quality of products used to build the house. I don’t think they are quality that the price of the house should warrant. I have had a horrible experience with my side yard. There is a drainage problem and it stays wet on that side and my side is totally wrecked due to the mowers going through it which has created huge ruts. No flexibiliiity in chosing some finishing options

My main problem, homes are sold for older owners, the Martin Ray single level design has a wood pull down ladder to reach the air handler, the filter needs to be checked routinely, the ease of pulling down a wood constructed ladder vs a aluminum ladder to get to the unit is significant. For what you pay wood should not be used or there should be a aluminum option.

Overall, the Del Webb home buying experience was good. The sales consultant, the builder, everyone went out of their way to be supportive and helpful. The exception was the Sales VP who came across very arbitrary and capricious. Also, the processes used by Pulte Mortgage were unnecessarily complex and challenging.

We purchased the higher end model in the community, the Pinnacle Collection Sonoma Cove. We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options." Simple things like bath hardware, window sills, tile selections, flooring selections... nearly anything above Simple builder grade, as an additional charge "option."
