Enjoyed working with the Pulte PM/superintendent.

Builder was responsive and good with communications and resolving issues.

My experience through the entire loan process was the worst I ever experienced.

The pace from structural decisions through the design phase is very fast and can be overwhelming. The lack of information on the electrical layout (e.g. lights, switches & outlets) creates issues at the rough-in inspection that could be avoided with more details at the structural phase.

We are pleased with the house except the trim work is not good at all. The finish is rough & lumpy. There was no attention to detail on the baseboards, door frames, and where the shower tiles meet the walls. The cover that Phoenix mounted in the laundry room looks pathetic. It will not stay closed & it looks like it’s falling off the wall. There are gouges all around the door. We found Robert to be trustworthy & very helpful. Jenna & Nikki were fantastic. We would not have considered putting money down for our home if it wasn’t for this team of helpful people.

All doors were not installed to close properly. Cut 2 holes in outside wall for stove vent.

After a relatively short (1-2 hour) final walk through, our Pulte Contractor noted the items we found, and those items were fixed prior to closing. He promised that the process of repairs would not end with our closing and he would provide prompt service if anything else was found. That was NOT the case. We moved into the house on the afternoon of the closing (no furniture was brought into the house for another month), on 11/21/2025 and almost immediately discovered over 100 scrapes, scratches and small punctures in the new floor, mostly around the island, and unfinished drywall work around where the drain for the pedestal sink in the half bath met the drywall. We took pictures, sent them to the contractor. He came by and took his own set of pictures, while promising quick action on the repairs. The contractor was re-assigned months later with no follow up on our repairs and turned our issues over the Warranty specialist who came by, took pictures, and had a flooring representative come by. The flooring representative took pictures as well. It became immediately clear that all the damaged flooring was not going to be replaced. His only suggestion was that I go to Home Depot, purchase a Wood Finish Stain Marker and attempt to cover all the gouges, scratches and punctures in my new floor. I was certainly not pleased with this response but did as he instructed. The flooring rep. came by on 2/14/26 and the drywall was finally repaired and painted this week (the end of March). The immediate response to addressing these repairs I was promised, as one can see, took over 4 months to resolve. It’s a medium quality home. Our electric bill is huge, which probably means that insulation is not that great.

We were very pleased by the way everything was handled during the whole process from the first visit through the closing.

The layout of the home is nice! The paint choices were undesirable and very limited. I had the inside completely redone after closing. The trim work is very poorly done. My heat did not work first day inside. The system had to be rewired. The price is much too high for the quality of the design choices, some look so cheaply done.

I waited almost a year and I’m glad I’m finally here.

It was down to the wire that my house was ready but it did close on time. The people I worked with were great and it was an easy experience. I have not been impressed with the quality of products used to build the house. I don’t think they are quality that the price of the house should warrant. I have had a horrible experience with my side yard. There is a drainage problem and it stays wet on that side and my side is totally wrecked due to the mowers going through it which has created huge ruts. I have been promised it will be corrected and I hope that it is corrected properly. I also have not been pleased with the landscaping. Plants are not buried deep enough and the red clay shows. Weed control has not been good. There are a lot of very unattractive poles and other items sticking out of the ground. And was told they would be removed. I know this sounds negative and I am serious about the complaints; however, I love my house and am happy here. People are very nice and friendly. ... More

Six weeks after purchase and the lunch lists till isn’t finished.

My main problem, homes are sold for older owners, the Martin Ray single level design has a wood pull down ladder to reach the air handler, the filter needs to be checked routinely, the ease of pulling down a wood constructed ladder vs a aluminum ladder to get to the unit is significant. For what you pay wood should not be used or there should be a aluminum option.

Don't count on closing until 4 to 6 weeks later than the date you're given initially.

Frame materials are 2nd or 3rd rate. Finish subs lack attention to details. Houses and surfaces not properly protected during construction. Home construction and finished detail selection process too fast. Community and club options great.

Overall, the Del Webb home buying experience was good. The sales consultant, the builder, everyone went out of their way to be supportive and helpful. The exception was the Sales VP who came across very arbitrary and capricious. Also, the processes used by Pulte Mortgage were unnecessarily complex and challenging.

Staffing is inadequate. Everyone tries not enough resources

We purchased the higher end model in the community, the Pinnacle Collection Sonoma Cove. We upgraded to the gourmet kitchen, the luxury master bath, an upgraded elevation, etc. Our surprises started at the design center, where it seemed anything you might expect in this price range, were "options." Simple things like bath hardware, window sills, tile selections, flooring selections... nearly anything above Simple builder grade, as an additional charge "option." One example, the bath hardware was a $610 option, but didn't include more than 1 towel bar in the "luxury bath," and none in the guest bath, which we weren't told at design. To add to the insult, the items installed were cheap plastic that all told might sell for less than $60 at Home Depot, and we were charged 10 times that amount. Then two days following move in we learned that the drain lines from our master bath were damaged in two places, both under the slab and in the front yard. While the team was responsive we still had to deal with not being able to use our master bath for about a week. The repairs to the slab area are not correct and will need to be redone, and I am still waiting for sod replacement. As we finish setting up we're finding scratches on glass panes in our office door, poor grouting, poor painting workmanship on trim and ceiling, and still finding things out. To top it all off, a big deal was made about the Nest thermostat and Doorbell, though I've yet to have s representative help to set either up other than basic instruction from the construction supervisor who has been responsive Essentially, my expectations of quality in a Del Webb home have not been realized, and my worst fears of lack thereof in a Pulte Home have been, giving me memories of my first new home in 1983 Katy TX, where I purchased my only Pulte home and it was a disaster. We are however happy with the neighborhood and our homes layout, but not happy with the overall purchase experience and quality. ... More
