extremely messy with paint, grout , 4 weeks with out irrigation or grass being cut, so far

We had more punch list items with this new home than the previous ones we have purchased. I feel that their quality checks probably suffered from all the COVID delays, which caused them to try to rush things once opened back up. At the end of the day we love the home, but still have several issues that need to be resolved by multiple contractors.

Be very careful and document everything

We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that does not have to be that way. The fact that you have to have the same floor throughout the house, even though you may be willing to pay more. We got stuck with some appliances that we didn't want because the person was not clear and gave us price, not color, the fact that you have to decide on thousands of dollars of upgrades in 2 hours. I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.

Be sure you know what you want for interior choices before the 3 hour choice limit.

First, only the good stuff. The community is beautiful. The pool and clubhouse is magnificent. The people we have met are friendly and helpful. Now, for the not so good stuff. If you think you are coming to this community for no maintenance, please know that issues with landscaping (weed control, irrigation changes for pools, etc.) are not being tended to as many homeowners here expected. We’ve only been here a few months, but this has been an issue. Workmanship is standard and responsiveness to warranty issues is standard except for the landscaping issues; hence the two stars.

We've only been in our house for now 45 days. We love the overall set up for the house but there have been issues. To Del Webb's credit it seems they are trying to resolve the remaining items we have as respects construction errors. However, we seem to find more errors or stuff not working each week. These are not major items (a faulty electrical plug and an obstruction in the wall for flat screen) but they are annoying and makes you wonder what else is hiding behind a wall. I'm sure they will ultimately get corrected but your fast track process and quality control could be better. You're design for the floor electrical outlet outlet could also be better. It's a grounded plug outlet but it's not deep enough to accept a plug. The cover will not close and must be left off once a plug is inserted. We're still waiting on a replacement door for the lanai (2 months) along with 2 replacement draws for some cabinets we were promised. We still don't even have a registration code for the neighborhood HOA portal. We were told we would receive it within 30 days (also now at 45 days). ... More

Too many rude workers making un necessary noise, music blasting. Pulte does little. Issues not addressed yet, will see if they do on 6/24/20. Closed on 4/30/20.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In fact 2 weeks before I wrote an e-mail to the Sales Rep. asking if the meeting was still on due to the Coronavirus Restrictions and he said yes. Turns out our keys to the house were sent to our Calif. Resident when we were here in Florida. The whole closing process left me totally unsatisfied and thought it was very unprofessional when your spending good money on a house. ... More

There were several issues with the doors throughout the house. They were misaligned or wouldn't close properly. The balance of the house was as expected.

Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We are away right now and will have to call when we get back home. Called many times to have front eve painted to no avail. Still needs to be done

Closing week was a mess and not a good experience. No one was on the same sheet if music and several issues got thrown at us last minute. I would never buy another Pulte Home and the biggest reason is because of Pulte Mortgage and Pulte Titling. Lastly, the sales Manager was just very unprofessional.

Once they have your money they are done with you. Sent in warranty issues still not resolved.

I bought a yard of dead sod at closing. I was reassured the sod would be replaced by Pulte Hones. This has not happened and is unacceptable.

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No outlets in the master closet or pantry. Only wire shelving is offered. Some of ours had nail bolts that popped out of the wall when 8 oz of weight was set on the shelf. The shelves were not all level. Entry level appliances - dishwasher, range and microwave. Not what you would expect in a quality home that is priced over half a million dollars. Sadly from my experience- Lennar is now offering a better quality home than Pulte and it hurts me to say that. Pulte is making money. Just check their recent stock prices.. but sadly their reputation is going to suffer. The amenities, street lighting and sidewalks are great. There is plenty of open space and most of the homes to back up to ponds and or green space. The community seems to be laid out well. ... More

Not the same quality as the Pulte Home I bought back in 2010. Shame that profit comes before quality and pride

Good thru closing but quickly fell apart after closing. Very difficult to get help with problem areas after closing!!!

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. I am sure this review will never be shown to the general public but if it is please be VERY careful when deciding about not only the developer but more importantly the builder. ... More

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. The materials and included extras were also far less optimal than Lennar. If this home was not in the community that it is, and was here in Colorado where our Lennar home is, we probably would not have purchased it. ... More

While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.

House quality seems good but the craftsmanship quality of finishes is poor
