The large amounts of issues we had on punch list. The lack of communication when things started getting delayed. And they lack of resolving simple items quickly.

We had more punch list items with this new home than the previous ones we have purchased. I feel that their quality checks probably suffered from all the COVID delays, which caused them to try to rush things once opened back up. At the end of the day we love the home, but still have several issues that need to be resolved by multiple contractors.

We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that ...

I was told my new home would be as perfect as the model homes. I have not found that to be true. Toilets' run randomly, dirt in the water lines continues to run into the bathroom sink. One of my shower drains, is slow to drain the water...not normal or near perfect.

First, only the good stuff. The community is beautiful. The pool and clubhouse is magnificent. The people we have met are friendly and helpful. Now, for the not so good stuff. If you think you are coming to this community for no maintenance, please know that issues with landscaping (weed control, irrigation changes for pools, etc.) are not being tended to as many homeowners here expected. We’ve only been here a few months, but this has been an issue. Workmanship is standard and responsiveness to warranty issues is standard except for the landscaping issues; hence the two stars.

We've only been in our house for now 45 days. We love the overall set up for the house but there have been issues. To Del Webb's credit it seems they are trying to resolve the remaining items we have as respects construction errors. However, we seem to find more errors or stuff not working each week. These are not major items (a faulty electrical plug and an obstruction in the wall for flat screen) but they are annoying and makes you wonder what else is hiding behind a wall. I'm sure they will ultimately get corrected but your fast track process and quality control could be better. ...

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. We are away right now and will have to call when we get back home. Called many times to have front eve painted to no avail. Still needs to be done

Closing week was a mess and not a good experience. No one was on the same sheet if music and several issues got thrown at us last minute. I would never buy another Pulte Home and the biggest reason is because of Pulte Mortgage and Pulte Titling. Lastly, the sales Manager was just very unprofessional.

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No ...

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.
