Nice people but probably all too busy. Takes far too long to get promised things done that should have been done before closing date. I hope I get my refrigerator parts this week.....after 7 weeks. People on the ground are really good people but maybe stretched too thin.

Trent was very easy to work with and answered all questions and got things done. He went above and beyond in accommodating us with meeting times since we were from out of state. Unfortunately the quality of some of the work done was not up to our expectations due to the limited workforce they are working with. Ryan, sales representative was great to work with throughout the process. He provided a lot of additional information on area and referrals for additional work to be done after closing. A little disappointed that after closing, we did not receive any type congratulations or "thank you" from him once we closed. Pulte Mortgage - this process was very cumbersome...there were too many people that we had to deal with - and we had to provide all of the same information multiple times. Sam did everything he could to make things right.

Lots of issues due to poor craftsmanship. Now I must spend time waiting for repair men to to come and go for things that should have been addressed prior to closing.

Trent was excellent. I’m disappointed because I don’t feel that we received the proper quartz countertops. I don’t believe the width was correct and I feel like I received a lot of double talk to confuse me. I’m very disappointed. The brick pavers for the side walk and front porch were slanted towards the front door causing floods in the den and hallway. The pavers had to be redone twice.Now the replaced the pavers that hold down the storm shutters are in the wrong order. I will have to file another request for that to be fixed. We love our new home. That being said the workmanship and finish quality did not meet our full expectations. The trim work and paint quality were disappointing.

No Pulte people were present and issues could no be addressed at that time.

Very disappointed in the workmanship and lack of care taken to follow through. We have a garage that looks like we've lived here for several years. Paint splatters, gouges, etc. We had to hire someone to come in to clean our floors because of the left over residue from grout. At first we not pleased with responsiveness to issues but Brittnay has really stepped up and is taking care of us. Our house is beautiful but because of all the work we have had to do, it's still not a home.

Finish work could be better. Trades get in too much of a hurry to move on to the next house. Field manager could be more responsive.

After the initial deposit on property it took almost 4 months to begin building. The whole process from start to finish was 1 year. Closing date was always "up in the air" and then informed of the date only 3 weeks before. Unacceptable in my opinion. Final walk through, before closing, still needed a number of things to be done. We were happy with our construction site manager as he always kept in touch once the building process started. Not sure if I would recommend Bay View Del Webb to others.

Workmanship...not impressed, Closing should have been easy (cash deal) however it was anything but, Many small issues such as wallboarding over ceiling light sockets during construction, initially installing cabinet and door hardware in the wrong finish etc.

Overall, I'm satisfied with the home I bought. My biggest issue was the cleanliness of the home, after closing on the house and entering it for the first time. I was expecting a WOW factor, but instead, I came into a not so clean house!!! I won't get into all of the issues, but there were a few other issues with the house, that is taking a lot longer than expected! I think the overall workmanship of the house is fine, but it's the cosmetics of the house that is frustrating. Hopefully they'll get things taken care of soon, finish up other properties around me, and get the community center up and running, and things well be looking better. The only other thing is, there's lots of construction going on, and there's trucks coming and going all the time, so noise could be a factor for a few years! Lots of homes going up! ... More

Average builder, managers do not pay on details, poor communications from both.

Small home with LOTS of pre- & post-closing issues. Substitutions made without my input. Almost no response from field manager during build. I've turned in 15 issues with home builder & 2 with field manager. As usual, no response from field manager. Builder is coming this week to look at the others. Sales consultant was AWESOME! My saving grace was having a realtor in my corner!

More than a month in a still plenty of unresolved issues.

Process began in November 2021. Entire process seemed to drag, hard to get any concrete answers to questions and or timelines. Cost of project went continually upward with no definitive end date. Folks were cordial enough, but pushy at times and unable and/or unwilling to share information regarding timeframes and costs. Once builder decided to move forward and complete home things were fast and furious from May 1, 2022 until closing on June 30, 2022. The mortgage process was painful at times and definitely lacked communication when the process demanded better and more frequent communication. It was apparent at times that we as buyers were not the first priority, it was moving the unit at all costs. The final figures were wrong after we had wire transferred funds for closing and we had to wire additional funds prior to closing at our expense. The closing was a two hour event when it should have been half of that as the final figures were still incorrect and needed to be changed while we sat at closing. We are very happy with the end product at this time, but have yet to move in, we do not expect any major issues. We are very satisfied with our construction manager and highly recommend him to all. We are excited about our new home and eagerly await our move in September to begin to explore and enjoy our retirement home in Florida. I am not trying to be critical, but it seems to me that a multi-billion dollar company and its' subsidiaries can do better moving forward. Thank you ... More

Getting any punch list items completed are nearly impossible after closing.. Response back to address lawn issues have been over a month to get even a response.. A lot of passing the buck going on between builder, HOA, and landscaper. Seems like its all new to everyone but I find that hard to believe since Pulte has been around for a long time and know how to operate.

Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Those of us in the building process found frustration at every turn. The ratings above reflect these times.

The building experience was pleasant, however after the walk thru seems like we were just pushed to the wayside. No follow thru and very hard to get things corrected.

The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

This has been the most stressful event in our almost 46 years together other than deaths in the family and personal medical issues. We visited the build site almost every evening after the workers had left and, on almost a daily basis, were disappointed to observe incorrect installation, shoddy workmanship, damage done and food wrappers, cigarette butts, empty soda and beer cans laying around. The so-called “finishing touches” were far less pleasing than we expected, such that we paid to have the entire house repainted before we moved in. Our home inspector said “Your house is structurally sound but cosmetically it is a disgrace.” That said our salesperson was excellent and after our first Field Manager quit and his boss took over our ability to communicate concerns and get them resolved improved greatly. Pulte uses high quality material, but unfortunately does not use workers that care. There was a lot of sloppy workmanship that I am left cleaning up after moving in...things like paint and grout "splatter" and streaky paint jobs. Very unfortunate for the price paid.

There were many delays ( which is quite common these days). However, the response to our questions and concerns were met with nasty and callous responses. Customer service needs to be improved.

The rush to close out by year’s end caused a lot of sub par workmanship. With so many homes currently under construction, quality control could be an issue. The company’s personnel are first rate but can’t keep up with the required fix up work and are at the mercy of their subcontractors. The subs are difficult to coordinate, not timely, come unannounced and most don’t speak English. There doesn’t seem to be any oversight of their work. The work is getting done but it has been a stressful experience.

This house, according to our realtors was not completed by closing date. Many other homes were also rushed through to meet the 2021 deadline. Thus, many issues that need attentions and we are not happy.
