No hot water in master shower for a month

The hot water issue could have been handled much faster by replacing the regulator instead of waiting for parts. The exhaust fan in the kitchen wasn’t connected to outside. Took about a week to correct. Still waiting for a door lever for our den. Been here nearly two months now.

Overall, I would give the home quality a B-. There were many items that should have been completed prior to closing and we are still having issues with some of these items. Rough 85% of the home is great... it's that 15% that was not completed correctly that is a bit frustrating. On the plus side, your warranty people have been very polite and professional... just takes a while to get things done.

Door had to be replaced which was done in a somewhat timely fashion. Had to make SEVERAL phone calls and 7 weeks later it remains unpainted. Closed without refrigerator which we were told was not included. Except that the contract said that there WAS to be a refrigerator. Took several weeks to get that.

Windows and doors installations have significant opportunities to improve on. Having to come back to align, reinstall doors and windows is not efficient. Getting contractors back out is a struggle.

Overall the house is OK, lots of issues yet to be addressed. Wish they would handle punch list issues within a set time frame, like 30-60 days after closing. I like the neighborhood and the amenities but the inside finishes do not align with the cost of the house.

Whilst we identified our sliding door as an issue on our punch list upon closing it took two weeks and multiple outreaches to have someone come out and look at the door. They were able to fit a functioning lock but the door still does not slide. Advised someone would return but has been over a month and no communication.

Sales coordinator Jill was awesome, workers showed little pride in quality of their work in several areas though construction project manager Jordan communicated well and was somewhat effective in getting problems addressed. Have had poor post close communication and no resolution efforts on any defective work after 45 days since close.

We do enjoy our new home. The lot, the view, the finishes, all meet our expectations. HOWEVER, requests for updates on the multitude of warranty issues that have been submitted remain either uncorrected, or completely ignored. NO NEWS IS NOT GOOD NEWS! Most things went well however some problems were identified but not corrected. For example, the slab for the outside HVAC was marked to be moved 5 or 6 feet to the back to line up with connections coming out of the house. This was not done even though it was plainly marked in spray paint on the cinder block. Now thinks are off and the insulation tubing is cracked for most of the long connection from house to HVAC unit. Some sheet rock mudding was to be corrected but again not done. Our overall experience is unsatisfactory with the Pulte group. We have many defects that were reported at closing and promised to be completed within 30 days and we have never seen any personnel to date two months later. I would have to recommend anyone who plans on building here to give it serious second thoughts.

To purchase homes the buyer gets a brochure with the ‘cost’ of the home. There should be further information about the additional cost for the land, CDD, refrigerator, washer & dryer, and cost for extras that you add to your home

There are a good amount of activities to join and a good variety. With 900 homes many opportunities should be offered multiple times so that no offering gets filled up making many people not able to participate.

We were a little disappointed in the selections we had to choose, from cabinets, hardware, tile etc. Many of the choices were very dated. And who knew if you chose the standard cabinets in the kitchen or bathrooms, they don't come with hardware! No drawer or door pulls and not even an indentation on top to open them. I will say, as in most new construction, there were things not done right, but at least Pulte was pretty responsive to correcting them. My biggest complaint was the lack of communication with everyone except our project manager. I do like my house but we have made many changes ...

Our home is wonderfully designed, lots of options, and a quality build. The community is beautiful and well laid out offering ample amenities with a fabulous lifestyle director. This is our 3rd Del Webb community and this one had the least informative salesperson and by far the weakest customer service division.

Everything from the start was very difficult for. We wanted to give up but our need to be close to our daughter and family for their assistance in the future didn’t allow us to stay in our previous home. I was disappointed when we closed that I could not keep Money back because we paid cash and the house was not complete at closing. Many things were not done from the walkthrough the week prior even though they tell you it will be. So you have no recourse except to be a squeaky wheel. Our kitchen backsplash and bathroom tile jobs had to be redone. Such a pain to move in and then have to work amongst the mess when they knew at least a few months prior that it was subpar and unacceptable. We should have been more insistent on items being finished prior to closing. We’re in the house two months and the communication on the items that need repair has been non-existent. I’ve instigated each email and call besides my sales person who just wrote back to me. Tile person was to start repairs twice and we set the schedule both times and the person never showed. Cabinets don’t have trim, pool bath door doesn’t open correctly, damage to windows and cabinets and many more.
