Although our field manager changed mid-build, we had good communication from both managers. Construction was delayed 10 weeks waiting for impact resistant windows--not the builder's fault. Upon closing, we had a small punch list, and our customer service rep/liaison has been outstanding in scheduling subcontractors to correct those minor items. A month after close, we are still waiting for the kitchen appliances we selected during design. One will arrive next week. Other residents have experienced the same, and current supply chain issues have not helped. Overall, we are pleased with our new home and very pleased with the neighbors and greater community. ... Amazing sales experience. Hoping follow up on some issues improves

Selection of architectural and design options made so much easier by the experienced sales rep. Pulte has a solid, easily understood construction process they rigorously adhere to. Each week, the owner receives photos of construction progress. Pulte’s construction manager and post construction personnel have been great to work with in resolving any issues with the construction or ‘finishing’ of our home.

The management team were very responsive to my needs.

some workmanship and materials were subpar and are still not corrected, but i still have trust in the builder to fix the problems in the next few weeks.

This was our third build in Lakewood Ranch and in many ways the easiest. Very limited options, but we were able to fill things in after we closed. Only problem was the pool builder Coast to Coast who was unresponsive and we had to cancel and do the pool after closing

Home is solidly built and finely finished.

they fumbled the ball when customer rep did not follow up. constuction manager could have at a minimun made a phone call to insure my needs where being adressed. we moved in on march 9th and after me calling pulte have an appointment on june14th.

Workmanship on building home was good. Finishing items had a lot to be desired. Things not noticed until you are actually living in home. Location of outlets in rooms could be better. Wish certain options were offered (walk in shower, stove top with separate oven/micro.

Too many restrictions on upgrades! This home could have been so much better if we were able to upgrade some items but this restriction basically says this is a cookie cutter home at custom prices! If the community had not been exceptional, we would have chosen another Lakewood Ranch development!

I will start out by saying I love my new home. It was being built when I lived 3,000 miles away. In hindsight, I wish I was closer to check out the process, but with COVID-19, that was not possible. I hired a Home Inspector and he found quite a few things that weren't completed by the workers, were not done properly or need repair like faulty windows. I would never have known that these things were wrong, so I recommend having your home inspected, even though it is new. All the repairs/corrections should be covered under my first year warranty and I will be submitting the list once I get the report back. So far, my Customer Service Site person has been great in setting up what I found and I am confident that she will be helpful with what I have to add. This is a bit of an inconvenience, but as long as the builder makes it right, I'll live with the inconvenience. ... More

For the most part we’re pretty pleased

When we have had small issues, Craig is very quick to respond to help us with answers, or gets subs to come back to fix things. Overall, we love our house and are very glad to be here.

Everything was excellent, above standard EXCEPT floor tiles. We have at least a dozen hollow tiles that are not covered by warranty and four that are uneven one cracked and three that move when you walk on them

I bought my home from the phone. I am from another state, however, my realtor and the sales agent were fantastic. I made a lot of calls and they had a lot of patience. If you are lucky enough to select upgrades make sure you think everything through.

House is great. Upgrades are overpriced

small problems and issues are fixed quickly.. unique and bigger problems are a time consuming process which needs to be modified to resolve them in a more timely fashion. fixing paint, drywall, pavers are not a problem. When the builder has to send their customer care manager to look, then rep from the construction company comes to take a second look. and then a third review by the manufacturer has to be done its a long process that needs attention. My issue Oct. identify a problem with all appliances. skip to Dec. and still waiting for what and when it will be fixed.

Great structural, but finish work lacks detail, completeness and finish.

Common grounds (entrances, clubhouse, outdoor activities area, roadways) are top notch and beautifully maintained. We found our home well supervised during construction and, upon closing, structurally sound, weathertight and attractive. Our principle concerns center around *upgraded appliances (washer/dryer, refrigerator) that are, from our perspective, substandard *woefully inadequate process (at least, on weekends) for calling in emergency situations. This stems from trying to report a leak in the irrigation systems water main. It took 2 1/2 days to get the problem resolved in its entirety. *certain, but not all, job sites are inadequately policed by supervision with respect to trash at the end of each day. Some sites are downright disgraceful; dumpsters are overflowing, raccoons are seen within the dumpsters, paper and trash blowing onto the properties of established homes and common areas. ... More

I’m happy with the overall design and sturdy hurricane resistive construction. However, I understand “production construction” but I’m still a bit disappointed with the lack of pride to the “attention to detail” performed by various trades. More attention to the final finishes and installations would be a great improvement. I also understand and have no problem with the dirt and noise associated with the ongoing construction. However, I still am amazed with the disrespect displayed by some trades with their failure to keep the work sight clean. Neighbors are constantly cleaning up construction materials and food and drink containers that make their way to their lawns or lakes. I’m sure these issues seem minor in the overall construction process, but since these issues are caused by some personnel that clearly do not take pride in doing a good job, it is an annoying ongoing problem. ... The house is comfortable and meets my needs, but not everything was perfectly done inside. There were issues like front doors not working/not sealed properly, leaky faucet in both of the bathrooms, and a number of cosmetic issues throughout the home. The mailbox is very far away from the house, around the lake, and is very inconvenient for an elderly person to reach. However, the managers of the property have been responsive and the issues were resolved quickly. The staff in DelWebb are friendly, responsive, and helpful.

Closing comments regarding our buildout experience!!! Let me start by saying following our first introduction to and with our building Superintendent we have had the upmost confidence in his abilities and commitment to deliver the best quality to the buildout of our home. He has both met and exceeded our expectation all along the buildout process. In addition we offer our upmost confidence in our Warranty Services Mgr. his abilities and commitment to deliver the best quality follow up on all the issues left behind the buildout process. Our initial introduction to/with our Building Superintendent expressed our expectations for this build out and that was/is “ in Life and Work commitments should be “Do it Right the First Time”, we tolerate followup repairs to mistakes and less than Craftsmanship! *Pulte as a builder you should be embarrassed with the lack or care/quality tolerated/reinforced in your building process! As an example we experience a leak in our roof through a faulty roof vent shroud, just weeks into our build out completion, and sadly the roofing contractor who came to repair the faulty installation said,” this was not an uncommon leak experience” We payed extra time and attention to every phase of this build out, and documented months of mistakes and followup repairs, definitely not following our expectation for “Do it Right the First Time! Again complementing Our Build Out Supervisor for accepting our e-mails identifying issues we brought to his attention and his response back to us along the buildout with his followup to correct these issues. *A majority of your subs did not have that commitment/craftsmanship to “ do it Right the First Time”, as examples by your window system distributor/installers did not take any care, time or effort in installing our extremely expensive ( High Impact Window systems @ $10,000+ ) that being said, on a majority every window system was damaged. Your drywall installers missed/covered over by majority ( 10 at last count ) wall light switches/sockets, A/C vents and a Stereo Speaker. 1. Window system damaged, Front Bedroom Replaces 2. Four (4) Unexposed A/Vents , MBR closet air Kitchen Air & Den air, 2nd Bathroom vent fan unexposed 3. Family room Speaker unexposed 4. Cafe/Kitchen electrical outlet unexposed. 5. Laundry Room light switch unexposed 6. Front porch and hall light switch unexposed and extensive damage ( 5 cuts in our dry wall in attempt to find our wall switch ) 7. Lawn and shrubs installed on 6-4 & 6-5’19 and little to No Watering schedule was set up for the next week, shrubs & lawn began to wither/die! Our Complement to the commitment to excellence from your Tile installers, Finish carpentry and Painters as well your Post Closing Warranty Service Mgr. & trades being committed to correcting the mistakes/lack of craftsmanship your buildout trades offer during their phase of construction! Our complements for tile, trim and plumbing ie: Master shower, 2nd Bathroom, Back splash and Whole house Floor, Crown molding and Trim given we made a big investment ( $25,000 ) in tiling our entire home. ... Leaky plumbing, unplumbed closet, electric outlets that do not work, dirty house at move-in time and a couple of other issues on a near half million dollar home, leave me disappointed.
