John did a great job helping us select our lot and floor plan. He answered our questions quickly and made sure we had all our contact names and phone numbers. James our project manager was outstanding. He gave us weekly updates with photographs as well as any upcoming inspections. The finished product was just as we expected. Karen

Great construction mgr. warranty work a little slow

John was wonderful. He explained everything about the house. He sent us pictures he kept us up to date about the buying process and answered all our questions. The woman at the design center was very helpful. She went through all the options and showed us samples of the items that we wanted to have in our house ( and what was included). Nik informed us about the home building process. He gave us a weekly update and sent us pictures. The framing walkthrough was interesting. The pre closing walk had a lot of information about the house I think I need to take more notes . Lea gave us a booklet about the house and warranties. In the beginning the process was a bit overwhelming but it was really easy because there are people to help all along the way.

This is our 15th home purchase from various locations around the country. Del Webb has been our best overall purchasing experience.

The experience up to the purchase was very pleasant. After the Project manager, Dennis, was no longer part of our experience it has not been as great. Response to issues is very slow and many excuses for missed appointments have been given. The issues are minor so no real way of life problems only customer satisfaction items that are irritating but not consequential.

Overall it has been a positive experience from sales, building and warranty items being cared for.

I purposely start my review by recognizing two Pulte employees: our construction manager, Brian, and Pam, our customer service representative. Pulte is fortunate in being able to employ such professionals- we were fortunate to have worked with them during the construction and post construction process, as per: Because we weren’t present during a majority of the construction phase, Brian was our key contact in regularly providing updates, photographs and by being immediately responsive to questions we had along the way. He couldn’t have done a better job filing his position as construction manager during the entire process. He was our advocate. Post closing, we had a significant construction set back requiring Pam to step in as Pulte’s representative in returning the house to its original state. Pulte, through Pam, never hesitated in providing the labor, material and financial resources to get the job done in a very timely manner so we could occupy the home. Truly exemplary customer service by Pulte in general and by a capable, knowledge and pleasant professional in particular. As for Pulte and specifically Del Webb Nocatee, we recognize these are difficult times with well reported difficult issues for builders and home buyers. As we, along others experienced, there were delays in construction due to unavoidable labor and material shortages, frenetic market activity and in some cases quality workmanship issues likely due to a lack of skilled labor. I specially mention interior trim work and interior painting. A limited summary breakdown ( builder and up grade materials): PROs: kitchen appliances, bath fixtures, flooring ( tile, carpet, vinyl), cabinets, floor plan, yard/landscape, pavers, master bath shower, tubs, customer service, over- all building experience and the beauty of the community CONs: majority of the interior trim, wallboard taping and painting; upgraded “drop zone” and other expensive upgraded items of questionable value and quality; sloppy electrical work ( outlets); inflexibility in making design changes. CONCLUSION: What it all breaks down to is knowing what we now know would we make the same buying decision-the answer is yes (although noting we have only been here two months). Some limited advice includes working closely with your construction manager; know that all your expectations will not be realized due to unforeseen circumstances; that your home is a customized home not a custom home; and that your purchase will be expensive considering the combined base cost of the home, lot cost and items you may select from the Design Center where you will work with the capable and pleasant Priya. ... James, our construction manager kept us informed throughout the build……

James, our project manager and John in sales were absolutely fantastic. Very smart and aggressive at putting our lifelong plans into action. I consider them a friend.

Starting with the sales process at the model homes with John, throughout construction process with James, we were very pleased with our Pulte treatment and results.

The model options are well designed for an outcome that is a comfortable home with quality materials. Pulte is a large builder so there is always a degree of inflexibility with that but the individuals I worked with for the Build and Sale made it awesome - both the Project Manager and the Sales Manager. I've only had to create two work orders for cosmetic things and the response was timely and fixed the issue. At first it was difficult for me to get used to the idea of a community where the houses are so similar but that is the trend of the industry and how it works for all new build communities. The ability to make it yours with your home choices though is all that really matters because you look at the beautiful outside as you drive up but you are really living in the inside. The design choices were well selected and would result in a beautiful home so you cannot go wrong there and the Designers were wonderful to work with. The amenities of the community are second to none and building here is all about having an active lifestyle with a lovely home to enjoy it in and Pulte delivers that in spades within Del Webb Nocatee. ... Our Field Manager Ben was very inflexible and not accommodating to any requests. A light was not centered off the windows in the dining room by 6” and that is where anyone would want a chandelier to go. He said, “it’s according to the plans and we can’t deviate from the plans.” I had to pay to have the light moved so it would be centered over the table. Even though all the windows are off on measurements when trying to order blinds by 1”-2” from top to bottom.

I never built a home before, the thought of it was too daunting but DelWebb made the process easy and the end result is great! Everyone was easy to work with and EXTREMELY responsive to our inquiries and requests. I think the price of the home was inflated but the whole real estate market is same. The final price with the upgrades we chose was a bit more than we expected but we knowingly made upgrade choices based on what we like and the final product is a very good looking home.

Ian was an amazing salesperson. Professional and responsive. Jamie was an excellent construction manager. Very thorough. I loved the design suggestions from Prya.

Home buying from the Salesman was outstanding. His follow up also outstanding. I wish i would looked at the electrical plan for my model. Pulte could have done a better job adding additional switches for lights . Example a second switch for outside garage lights

Overall the experience was great! I had a wonderful realtor and loan processor. My project manager’s were great. My concern is that the house was rushed to complete and as a result, the workmanship suffered but is my hopes that with the Warranty Team, these issues can be resolved.

Our sales agent, Ian, was a great partner in the process. Very responsive and quick to follow up. Ian is a valuable asset to the team. Closing was a very smooth process as well.

Everyone at Del Webb was outstanding!

Overall we have been very pleased with our new home. Like all new construction, there have been a few issues - mostly minor- that have been or are in the process of being addressed. Del Webb has done a good job in managing the supply chain and covid related personnel issues which have tested all of us in these difficult times.

our house was delivered on time. We are now proud to be owners. Prior to this, we would like to cite the exeptional process that were taken to expedite the sale i.e from scratch to Deeds Of Title and of course kudos to all of the people who helped us all the way.

The initial sales experience was positive. Be prepared to spend time and concentration up front on your design decisions. Be prepared for some delays and adjustments during construction given the current environment in home building and design, Have a plan for closing delays.
