This is a company that does it right. From the site sales person who is very knowledgeable and patient to the superintendent that oversaw the building of our home we couldn't have been treated better. The house was completed to perfection. We love the house and would definitely recommend Del Webb.

The purchase of our new retirement home with Del Webb / Pulte in Sun City Festival has been a relatively low stress experience. This was consistent through all stages (sales, design center, title, mortgage, construction, final inspection, closing, and post move in). Usually the most stressful phase "construction" was also low stress due to our Field Manager "Michael" and his leadership. They explained the process and established a communication plan at the start. This formed an issues resolution team and process for responding to all issues in a timely fashion. We’ve built 5 homes in our lives. This was by far the best and quickest experience. They certainly have the whole process down pat. We are very happy with our home.

Our 2nd house built by Del Webb, we are pleased once again. Love the layout of the house, we downsized for our retirement years and the Hideaway fit our new lifestyle.

We love our new home. The sales agent and building foreman was awesome. The only thing we have noticed ( been in home 6 weeks ) is very slow for warranty repairs. Minor Issues brought up have not been fixed. Our neighbors also mention slow to address warranty concerns.

Our building superintendent, Daniel, was outstanding. He went beyond and above the traditional role of simply supervising the building of our home. He took a personal interest in making sure we were abreast of the things that were completed during each week. Thursday morning was always exciting and filled with texts and photos of the progress. We felt like we were there even though we were hundreds of miles away. This was definitely the highlight of our building experience.

Review for the Construction experience. Building a new home is a major undertaking, and having the right superintendent makes all the difference. Danial exceeded every expectation from start to finish. His professionalism, attention to detail, and commitment to quality were evident in every phase of the build. She helped us navigate countless options—finishes, colors, fixtures, layouts—and always guided us toward choices that fit our style, our budget, and the overall vision for the home. Review for the Sales Experience Our overall home‑building experience turned out well, but I want to share honest feedback about the sales process so future buyers know what to expect. The sales team was friendly, knowledgeable, and helpful during the initial stages, and they did a good job guiding us through the contract and design selections. However, once construction began, we were disappointed to learn that no change orders were allowed — even for small adjustments that would have improved the final result. Later in the process, during the landscape phase, we asked about covering an unsightly electrical pedestal. We were told that couldn’t be added as a change order, yet we were allowed to submit a change order to delete the landscaping portion of the contract entirely. The inconsistency was frustrating and didn’t feel customer‑focused. Despite these issues, the home itself turned out beautifully, and the build and design teams were excellent. With clearer communication and more flexibility around reasonable change requests, the sales experience could have matched the quality of the rest of the project. The best experience ever! No pressure. Sun City agent was very helpful and so nice and friendly while being professional and knowledgeable. Once I made my decision everything fell into place in a timely and efficient manner. Couldn’t have asked for a better experience.

There were a lot of small details that were missed in the house, when going through the final closing we were not shown what all the outlets were for, garage door is making large knocking noises now and not getting answers on getting it fixed and the GFI outlets have been nothing but issues

Great home for money spent. Overall a good experience. A few issues. Issues were addressed and corrected in a timely manner. Construction manager is great to work with. Really like all of the upgrade options Pulte offers. A really nice neighborhood to live in.

We worked with Michael from the sales office. He was outstanding and we had built a relationship with him from when we started looking a year and a half ago. Steve was great at addressing issues in our walk through. Sheree has been a joy to work with and on top of her game.

We built a new house from the dirt up at Sun City Anthem @ Merrill Ranch. The experience and build quality was excellent. The materials and technology used are the very latest. The design center provides a vast number of choices to make your home your own. And the construction supervisor assigned gets to know you personally and was a super responsive resource throughout the process. Of course, like most new homes, the base pricing is deceptively low requiring at least +50% in upgrades to get to the house you want, but the end purchase price is competitive. Del Webb (part of Pulte) also offers their own competitive financing and homeowners insurance, and were very flexible when we changed from a mortgage purchase to cash at the latest minute. We ended up having two builders. The first one was fantastic and communicated all the time sending pictures along the way. After about a month we had a second builder who didn’t communicate at all. Wasn’t the end of the world as others we know in the community sent pictures. The house is very nice and we have been switching out cheep items that were part of the house like tolet seats and facets. There were two issues with the home. The biggest was the master shower is leaking really badly. This was brought up by our independent inspector. Though we were told, by the builder who didn’t communicate, that if there were any issues at all to reach out and he would be sure to get it fixed right away. This doesn’t seem to be the case as the issue isn’t fixed and scheduled for another two weeks from now. All other items from the home inspection were taken care of and pictures were sent as they were completed. All in all a very good experience and we are very happy with the home and the process we went through. ... More

From sales through Construction our experience has been great. The only hiccup so far is lack of timely response to emails to our Customer Service representative.

All the people we have worked with have been helpful and responsive. We love the home, the layout, and the location. Coming from out of state and having had several custom homes built over the last 30 years, some of the building processes are strange and seem cheap. Especially in comparison to the rest of the home and the price….ie, the baseboards are 1/2 the size they should be because they are put in before the flooring. We’ve never seen this and it looks very cheap…especially next to the upgraded flooring and the lovely, 8’ interior doors. Also the bathrooms are very basic, which is disappointing and all the granite seems outdated…it’s similar to granite we had in a home built in 2012. We’ve replaced the baseboards and over time we’ll upgrade the bathrooms and granite. Understanding this is a spec home, it’s still strange the areas that were upgraded and the ones that were not. My only complaint is the quality of the cabinets. Having trouble with pull outs and doors closing properly. It feels they were lower quality and instillation was not done properly

Great construction managers. I think several of the materials have been upgraded and the preparation/installation of materials is greatly improved from our experience 5 years ago. Paint quality could be better. This is our 3rd home in Merrill Ranch in 10 years and we love the community.
