We purchased our second home in Sun City Festival.

Once you buy your home, a person from Pulte or Del Webb goes through the house with you and then they want an excellent rating and tell you so Be sure before you do any rating that ALL has been completed on your checklist. We were promised repairs but they never came through and this was after the rating! Beware

We purchased a quick move in home. Overall it was great. Salesperson was the best and superintendent has been very attentive.

Steve was our contact in the construction of our home. He was very responsive to our concerns and questions. We never had a problem getting in contact with him and as we were not able to visit the job site he worked very well with our local contact person. Any issues with construction were addressed immediately. Great job and a great house. Thank you Del Webb and Steve.

Good experience prompt attention for issues.

Bought a "spec" home". Saved time to "get in" but no changes allowed, so had to make changes after moved in at greater cost. Initial "punch list" of repairs and touch up has not been addressed in over 30 days. Not a big deal, just disappointing having to stare at little pieces of blue tape.

The entire process was very smooth. I was kept well informed throughout and I couldn't be happier. Special shout out to Mike and Richard. They were gems to work with on both the sales and construction side. I would definitely recommend a Del Webb community and home.

Very well built home overall. Brian, our construction manager was great at attending to any issues we've had.

Dana did a great job of communication and keeping us informed. Overall the home is completed well. There are some things that in the design process should be pointed out so changes can be made to make logical choices that are not visible until after you move in like light switch placement when certain door choices are made and other similar items. These things Pulte should know and could point out to buyers. Also attention to detail around trim finish, paint on switch plates and the low quality of the under- counter lighting finishing were a bit of a disappointment all of which we have resolved on our own. We realize we are not buying a custom home and as such the above items perhaps should be expected in a spec home even though the cost was above the typical tract house. I think the final inspection process by the Pulte team needs to be a lot more critical and detailed so as to catch many of these things. One last item is the SST offerings, in particular the WiFi access points. In today’s environment these really are of little use. The WiFi routers supplied by the Internet providers (Cox, Quantum) often free, provide the same( or in our case) better WiFi coverage throughout our home AND yard. As of today the Access points we have are of little use and remain the single largest regret we have about the purchase experience. ... More

Beautiful home with all we wanted

Definitely more attention needed to detail in the cleanup process before closing and occupancy; paint spots in many places including floors, counters, electrical outlet plates, lighting fixtures and plumbing fixtures to name a few. To make our experience great overall, the above named issues could have easily been handled. Thank you.

The construction manager was the best part of the building experience with Pulte. Explained thing very well, quick response to our questions, very helpful.

I would recommend using a third party agent that has your back to take care of some of the requirements in purchasing a new home

We moved into a house that had been sitting for about a year, so we knew everything would not be brand new. At first, the superintendent was very responsive, but after the 10 day fixing period, things have slowed way down. We had an independent home inspector go through the house and point out issues that we would not seen on our own. For example, the roof had a leak at one time that is fixed and there are issues on the roof that will be fixed. But we have a spot under the carpet that is missing pad and we are still waiting for an answer on that. We have sent the report provided by the inspector to the superintendent and Pulte Warranty. We understand that some of these small issues can wait for the year follow up, but some we would like taken care of ASAP. ... More

Our PM was absolutely responsive and caring about the construction and closing issues. Without him, we would not have been able to get the home completed.

Wish there was more info provided about steps in the buying process. Also since models have higher end features, when making your final selections the design should inform buyers about affects of options chosen. For example, if you select the arch package your baseboards will not be standard (now curves). Found out near end of process videos were available ( and wasn’t told) to talk about steps in the homebuying purchase. More info about earnest deposit and how is applied to final purchase or not. More info also about extra paid for additional options chosen and how it is applied to final purchase or not. People were friendly. Would also say since my spouse had never purchased a new house before that more communication would have allayed fears and more info about process the total build process took over 14 months from start to finish. ... Overall, very nice experience. I would recommend a friend.

There was only one real issue that was always present and that was the 15 month wait to build the home. We signed the contract in May of 2022 and were assured that the home would be built by April, 2023. We didn't move in until Sept 22, 2023. The problem was that we had to move to 2 different rental locations due to this delay. We would see our lot set idle for 2-3 months before any workers arrived. Communication from Pulte was spotty and not informative, very frustrating. Once in the home, I believe that it was well built and we are enjoying our living experience. We are evaluating our purchase through the lens of intent. We were looking for a 6 month oasis in a community that offers all the amenities for an active lifestyle. So the larger view is that we are thrilled with out purchase and looking forward to returning in October. One can find negative reviews, construction inadequacies etc, - but our experience with Peter and Edith to acknowledge, coordinate and follow up with remedial actions has been entirely positive. The repair timeline was well communicated and adhered to. The sub contractors that we have met have been professional, competent and very diligent in correcting any issues. Expect delays unfortunately sales said one thing. Reality was very different

My original move in date was 9 to 10 months from signing. There were many pushback until we received keys 16 months out.

We love the community and like our house, feel it represents good value for money. Our biggest concern was the time it took to complete house from signing contract, essentially 15.5 months. While we appreciate the challenging environment we’re disappointed in extended built time. Additionally, would have appreciated more communication with Pulte re build progress. A timeline with milestones would be a great help Now that we are in our home initial impressions are good.

Took a very long time to build due to the pandemic. Our first manager terrible but our second , Steve, was outstanding. I think our house overall was ok but the trades are sloppy and need to be watched closer. Haven't got repairs done yet but they are scheduled for completion .
