I wish we had the availability to wait on closing until all the issues were addressed but it would have taken too long. There have been a mix of bigger issues, minor mistakes and comical overlooks. Since the first rain storm, I’ve been vocal about insufficient drainage with no response. Exteriors issues with siding and windows. We found a roll of sheet vinyl tucked away with our ac unit. Daily reminders and concerns for a new build.

In terms of the people I worked with, excellent. When it comes to the house, it has been issue after issue and disappointment after disappointment. The way we received our home at closing was a little disturbing to say the least. My wife and 2 kids had been in a 1bd apartment prior to so we were just happy to have space. I highly recommend paying a close eye to detail, trim work and the overall crew who is building. Corona bottles and cups of pee are not uncommon to find along with razor blades, filthy window seals and trash hidden behind your appliances. Interior and exterior paint job is a joke. ... More

We are happy with our home buying experience. We wish that there had been more time spent on the little finishing details to make sure that the home felt complete, but as a starter home, the price is decent for what you get. There is some room for customizability, but for some things, it is worth it to just do it yourself down the road so you don't pay interest on minor upgrades.

We were pleased with Pulte and the lending process. It went very smooth. Our field managers also get a 10 star. Shout out to Walker for trying his best and hardest to make things happen even during shortages. The flooring is very low quality. You can not even place a dining table down without the floors having intentions immediately. The cleaning lady did not do a good job on a “move in ready” clean. I completely understand the surrounding areas are a construction site and so was the home, however there was still solution left on the cabinets that had not been wiped up, dust on the counters, doors etc. We did a thorough cleaning ourselves. We are finding a lot of unfinished things that will have to get done with the 1 year warranty. Starting out was great got to choose your own design and select colors but when it came to building the house we had a lot of failed inspection because workers were cutting corners and causing me to be delayed another 3 and half months from closing and I am still finding more issues after closing, this feels like a working project instead of a move and ready home, my advise is do not close until everything is fix and I mean everything, because to get someone out there will take weeks to fix.

So many downs throughout the process. From floor plan changes (a wall that wasn’t supposed to be diagonal end up being) to multiple water leaks, one that owner found on a random visit to the house, that was able to stop it before it ruined the entire second floor with the over night water fountain. Overall the floor used is sub-par and below quality, been told is not linoleum and it’s a Vinyl roll but they are both the same and at the price point a plank would’ve been ok. Floor is peeling everywhere, is not resistant and wasn’t finish correctly in so many places. The cabinets needed reordering of multiple faces because they were all scratched up everywhere but difficult to tell on the quick walkthroughs. Majority of walls and doors are not leveled or crooked on a variety of ways. The list goes on. If I can do it all over again, I would NOT buy a Centex home (at least here at this subdivision of Winding Brook) and spend a little extra cash and go with a different builder in the area. The PM Zack L was great and very attentive. The workman ship was not something worth over $300,000. I am disappointed in the quality of work and what passes as a new build.

Lots of small issues with the house Paint splatter all over the floors which I had to clean up Poor cuts in the sheet rock that are highly noticeable Caulking left behind everywhere that I’ve scrapped off And when installing the the siding a nail went thru the ac line causing a leak which now not even a month in they had to come back fix the leak and I have holes in my walls Pulte is fusing the holes but just a huge inconvenience

Home warranty center is not good at getting things fixed. Of my list of MANY items that need repair, I don't think a single one has been completed...we've been there 2 months!!

We thought it was going to be great experience buying our first home. Boy were we wrong. The roof structure had many boards that needed reinforcement as well as a hole in the roof barrier. Initial inspection passed until we had our own inspector come through and point out many issues. Builders urinated in our new bath tubs with no running water. A port-a-toilet was literally outside next to our house. Electrical fixtures were crooked throughout and had to be straightened. Front porch post is not at a right angle/squared to the house. One month in and nails/screws are backing out of the sheetrock in 3 different places. Attention to detail during build is lacking throughout. ... More

Make sure you keep an eye on them

The sales process was easy, but the construction team not so good. Im still finding things wrong with the house. I've been in the house for 2 months and still don't have some of the original issues fixed. Construction team is unresponsive now.

The buying experience was fantastic, the sales person(s) were fantastic, the original construction supervisors were great, and the construction seemed to be going well, as time to close on the sale was nearing the wheels fell off the building machine. It seemed everything that could go wrong went wrong, many items lacked in workmanship, many things didn't work, then it was a rush to the finish.

Be prepared for issues to arise between your final walk through and closing. The field manager claimed that Centex would provide a "paint touch up kit", it never happened and I have several areas in my home that the builder failed to paint. I can't even get a response from the company just for the name of the paint color. I've been trying to get a response for several weeks. There was dirt rubbed into my carpet from electricians that were in my home doing work while I was closing. I came home immediately after closing and electricians were in my home, without anyone telling me they would be there. I am continuing to find caulk and paint on my carpets. My master bathtub was covered in sheetrock mud and other substances that took me hours to get out. Also, there is water-logged crown moulding that was left in my garage. The field manager said they would send someone to remove them...that was the first week of March and it still hasn't happened. Several doors didn't close properly within 2 weeks. They sent someone to fix them but my door trim was damaged during the process and they didn't repair it. All and all, there is a poor attention to detail, in my opinion. Very poor experience as well as home not up to expectations..

Since I’ve been in my home. Looking at the craftsmanship and the materials everything is on the lowest level. Things were promise from the final inspection that were never completed. Called the builder who was my only contact during the building process over two weeks ago still waiting on a return call.

There seem to be several quality issues- Landscaping- the sod refuses to grow, it was installed already brown and dead and has not grown or turned green regardless of watering. I would say at least 1/4 of the lawn was not actual sod but just grass clippings placed on top of dirt. - piping leaked under the sinks. Needed to have plumber fix. Took a few days - electrical issues with the water heater. Took almost 2 weeks to rectify. - it also appears the doors in the house were not undercut- they are approx. 1 1/2”-2” above the finished floor- all the doors. - we were told the home would be a “smart home” and yet the underground wires for internet are not complete and will not be complete for at least another month. The sales team gave us a Hot Spot puck, but that only provides enough for minimal wifi. So we don’t know when we will get actual wired wifi. - paint overspray all over the place from painters - concrete surfaces gave globs of mortar that were never chipped off. Slow responsiveness on fixing issues.

We were very happy with the work done by all the ladies in the finance department. Very responsive to emails and calls. As far as the quality of our home I am beyond disappointed. The longer we are here the more problems I find. In 25 years of construction I have never seen such poor quality. No pride in workmanship by some of the subcontractors. Items on our walkthrough were not addressed as we were told they would be by the time we closed and still have not been completed.

I was told by my sales representative that I would be able to afford a house in Davis ranch at the end of January. Of course I knew that could change based off of pre-approval and actual approval. Fast-forward to March I'm told that I can only afford a house in a different community. I was told that I would be able to keep my 4.25 rate that was promised to me but after speaking to my loan consultant she said that that was not communicated to her by sales. Unfortunately but thankfully she was able to get me a 4.75, but the sales consultant shouldn't have promised me that rate nor should he have said that it was "obviously a mistake" and that there would be no concessions since "we've given you so much already". ... We originally were supposed to have our house completed in the very early summer when we signed our contract but that got pushed and pushed until October. Not to mention we moved in with trades still painting the exterior of our house and the lawn still being laid. There was numerous times we had asked if something could be fixed or done and got told yes, just to find out it was either not fixed, or fixed with minimum effort (usually shooting a bunch of caulk or silicone at the problem). We had about 3 items that we immediately submitted to warranty after moving in because we had told the CM about them at least a month in advance and they still weren’t fixed. I watched many of the trades work on my house and I can tell everyone that it’s largely in part to just the standard of quality these trades hold for themselves. I’ve walked behind painters and told them spots they missed before. And that’s not something I should be having to do as the buyer. List of problems we had, or are still having: Lawn (they laid the sod and never rolled it or completely just didn’t put sod down in some places. My lawn is so bumpy that it’s difficult to mow and I’m now periodically buying sand to level my yard.) Walls aren’t square. Some of the shorter lengths of walls, it’s very apparent that the drywall and studs are not square to opposing walls. 2 sheets of drywall have become visible through the tape, mud, and texture of the ceiling. There was a piece of trim I could fit my hand behind. There was a piece of door trim that was so far away from the floor that you could feel a draft when you put a hand next to it. Then when they put the door trim on, the painters forgot to paint both sides of the door trim, and they got paint on my floor that I had to scrape off. Lots of our exterior siding had cracks where nails were put through too hard. We had a roof leak almost immediately. Not to mention that you’re putting 300k+ out for a house and you get zero options. You get it as it comes. Then the HOA this builder has chosen for this area doesn’t even send you mail to set up your accounts but they will drive the neighborhood at least twice a month and fine you for your trash cans being in front of the garage door. Overall super happy with the amount of home I got for the price, love the location and my neighbors. But the quality is not up to standards. Centex is a decent track home builder. We loved working with Melissa in the sales office. Brett the superintendent was nice and helpful. It was a little disconcerting that he didn't have the items from our home inspection fixed before our walk, but it appears he was able to get them fixed before we closed. Overall we love our new home; however, using their lender was a total nightmare! Don't let them talk you into, or let them pressure you into using their lender. Pulte Mortgage is horrible!!! To say Pulte Mortgage is slow, and non responsive, it an understatement! It's almost impossible to get a live person to answer the phone. If you are able to actually talk to one they don't have answers and don't call you back. Pulte reps took on average a week to respond to emails and to voicemails, They took almost a month to even get a yes or no and not till I told them if I didn't have an answer by the end of the day I was not going to use them and because they were so horrible I wouldn't be purchasing the Centex Home ether. I was told by Centex that if I used Pulte Mortgage the process would go quicker and be smoother, definitely not true! As a note I had a pre approval with guaranteed close from another lender (who also offered to match the incentives from Centex & Pulte Mortgage). I should have used my lender... This company is large and divided into multiple departments. Because of this, and poor communication, many items were overlooked and never discussed. We didn’t find out many things were “missing” from our home until the final walk-through when it was too late to change. We were very disappointed and now out of pocket thousands of dollars to make these necessary adjustments.
