These houses are not worth what people are paying for them. It’s just a money game now with this company. The houses have numerous issues with them from duct work being to small, collapsing, shelving, door frames being completely out of square, windows out of square, uneven flooring, wasted space, designs that make no sense, cheap flooring and carpeting, leaking plumbing, ac not working, and insect infestations. No mail boxes so you have to go to the post office with some people having to do that for almost a year. To make matters worse, they fight you tooth and nail when you want to try and make a warranty claim. The person that does the warranty work Incan be very nasty and even told someone that they shouldn’t have bought a cookie cutter home and should have bought a WestBay like he owns.. Very disappointed. If you do buy a Casa Fresca home, make sure you have a very good home inspector and go over every square inch of each room and point out every single issue which will be a lot of them. ... More

Builder should of had more options in the kitchen which lacks lighting and gaps in designs.

Good morning, Currently lliving in my new home; me and my wife are not satisfied with the house terminations, including the floor holes under tiles. Also, when we walk on the second floor it seems like we were in a mystery movie (because of the hard noises). In the master room and in the other corner room it doesn’t feel the AC at all; are very hot all the time.

Homes are not the quality they portray, construction managers have no real construction experience and will lie about anything and everything including what was found on 3rd party inspection.

None don’t care to share not so happy with the issues that have not been addressed and or fixed yet

/Not one person I've spoken to, that has moved in actually moved on their date that was first told to them. Everything just seems shady all the time. I need something fixed it is not a construction issue it's a warranty issue. But warranty says it's construction. I was always told "everyone was working hard on getting our family into our house". Just not happy with the amount of mistakes from subs and Casa workers. I won't by my next house from Casa.

The experience wasn’t great still have issues they supposed to fix till now still no answer

I wish I had REALLY looked over the home on the 1st and final inspection. The painting is terrible, and the overspray of texture and stucco is throughout the home. There is paint on every floor. Cabinet doors not level with each other. Scuffed up corners on every interior window frame. Trim-work around every door is terrible - it is gouged, not completely painted, nails sticking out, nailholes not filled - but it is all considered cosmetic and they won't fix it because I should have noticed it during inspection. The house had so many issues I hired my own inspector after I moved in. If you are considering a home from Casa Fresca, HIRE YOUR OWN inspector. I can't imagine mine is the only home that had issues so bad that once I sent the report to the corporate quality manager, they made an appointment to come to my home and see for themselves. The show home was stunning. Don't be fooled. Watch for millwork, poorly painted walls, trim not caulked correctly with multiple dried paint drips, shingles, bent doors, and holes in the fascia large enough to allow rodents inside. And if you think your new home sounds like an old farmhouse when the wind blows, check your front door for daylight at the threshold. Mine was wide enough for many unwanted creatures to come inside. ... More

You will notice issues right away. Months in and they will not get fixed. I would be very cautious before closing with them. The upstairs is VERY unstable in two story homes.

When I bought the house I was offered all is going to be fixed. The closing date when we came to the house. The garage has poor paint. All the construction instructions written on the block you can see them under the paint. The sidewalk and garbage cement has holes and cracks. The irrigation sprinklers were installed outside of the property and I still not getting an answer when are they going to fix it. I bought the model house when the first day they told me the house is going to be painted. 3 days later I received a notices saying I bout the house “as is” seeing the purchased price I’m not seeing discount in comparison with the other houses with same style. The team sometimes answers sometimes not and I feel like the bad person of the history just because I ask to get the things repaired. More because the things I’m asking to get fixed are things wasn’t built within the “as is”. In addition I bought the furniture where I was told all that you are seeing it’s included which isn’t true. At my arrival there was missing things like a coffee maker, air purifier and when I ask for things I paid, the answer is. It’s broken. ... More

The worst finishes I've seen in baseball in the ports also don't have an irrigation system behind your broken pipes

Be sure to talk with neighbors before buying in this community and ask for more than 1 walk through prior to closing. We had issues when we bought new with Lennar and expressed those issues with Casa Fresca and we are in the SAME boat. The only highlight is we have a new person appointed who oversees our construction & cosmetic issues and to address the POOR quality of workmanship that was done on our home. Not to mention it took over a month to obtain a pool key after getting no response and calling and emailing people. At this point, I would NOT recommend anyone to buy in this community

Sales lady was fine no complaints. Title co they work with completely archaic system no clue what they were doing a absolute nightmare. The house itself had 3-5 inches drooping in the bonus room. They literally went into the drywall and cut the trusses off the bottom to balance the look out and then re drywalled etc somehow they got their engineer to sign off on it. No clue how they managed this. Terrible experience. I would never recommend.

The construction manager did not make the process a smooth transition. We feel that things were over looked, things weren’t finished by closing and the construction manager could careless. Each issue we had to go above him in order to receive a resolution.

The main sales rep will without question lie to you. On two occasions he lied directly to both my wife and I regarding the flexibility of the pricing as well as veteran's protections of earnest money put down. When asked by our agent during negotiations he had "no recollection" of ever saying the things that he said. So as best practice, I suggest you record your in person conversations with him if after reading this you decide to have one. He looks like the kind of person you would think you should record the conversations with, so you will know who I'm talking about. Second, use a third party inspector to inspect your home before closing. I had ours inspected prior to final walk and they just happened to forget to insulate the attic? There were several areas on the roof that needed reshingled. Multiple entryways that needed doors adjusted etc. The building manager is much more respectable and agreeable as an individual and he gave me the time to walk through the whole report and highlight areas of concern. Now for the neat part. Right after purchasing the home, we went on vacation out of state. During that time a faulty outlet went out that had our freezer plugged into it. The builder replaced the outlet but stated that I "assume risk" by using the outlets in a brand new home? Since then I have had a cabinet door fall off, that is multiple months on backorder. And my dishwasher was never properly mounted to the cabinet, which guess what, they don't have the hardware to install it so they left it up to me to contact the manufacturer to order it. I also have two out of three lights flickering above my stairs. Aside from this company being so sad it is nearly laughable, the neighbors and community are great. But for ~$600k I think you should buy somewhere else. ... More

I can’t say much because am very disappointed! I didn’t get the key for the pool and I vent calling and to the office and now one can’t answer me?

Unfortunately our experience has been one of the worst of my life. The sales agent was worse than the worst used car salesman you can imagine. It's frustrating when you know you are being lied to, but even more frustrating when you can't tell, and find out later. The construction managers aren't any better. When something is broken, it's fixed in the worst, cheapest way possible. When pictures are requested of the repair, none are provided. It's all a big secret. Some items aren't fixed at all. They are "within tolerance". There isn't a single item on this house that is within tolerance. Every single window measures drastically different. Purchasing/cutting blinds was a nightmare. The lack of communication seems intentional, as if they are hoping we just forget about it. The community issues are even worse. The builder/cdd didn't write the rules and regulations to deal with all of the section 8 renters and the crime that comes along with it. It seems the builder would rather cater to the investors that are buying the community up. We found out our house was broken into just prior to closing via social media. No one was going to tell us. There was a helicopter involved. It was on the news. No one from casa fresca was going to tell us. The salesperson claimed she personally locks up the properties at the end of her day and that no damage had occurred from the break-in. How did they get in without damaging anything? I haven't seen this individual lock up a single property at the end of the day since I've been here. Zero integrity. Smoke and mirrors is obviously the policy. We moved from out of state and trusted our construction manager and our warranty consultant to fix any deficit found on third party inspection or by us upon move in. The walls and paint are garbage. A painter came to quote full paint and said he will not until the drywall and texturing is fixed but the warranty rep said they do not warranty this. However it was supposed to be done after home inspection while in escrow as much of it was noted. We were told all but one owner obligation item was done (adding a drain for upstairs washer) Lawn had to be replaced before moving in and was supposed to be monitored to ensure it grows (it's not been rechecked or fixed as promised). The walls, doors, uneven floor, unfinished spots in inspecrion, paint errors were predominantly ignored. ... More

After retiring from 20 years of military service, my wife and I were thrilled to purchase our first brand-new home with Casa Fresca in Lithia, Florida. However, what should have been an exciting experience quickly turned into a disappointing and frustrating ordeal, largely due to the unprofessionalism and dishonesty of our Sales Consultant, Kayla. One of the most significant issues we faced was being upsold to a "premium" corner lot for an additional $30,000. We were led to believe this lot would be perfect for our dogs, and Kayla even assured us she understood the importance of a large backyard because she too had dogs. This made us feel confident in our decision, especially when she volunteered we could extend our fence five feet into the easement without any issues. She emphasized that she had done this several times before and even offered to help talk to the HOA, claiming she had helped several others with the same issue and that it was "not a big deal"—making it seem like a mere formality. We were not able to follow up with this claim unfortunately, because the HOA would not speak to us until after we closed. However, after closing, we discovered that the HOA would not and could not approve this request. When we tried to get help from Kayla, she became unresponsive. When my wife finally reached her via text, Kayla acted like she had no idea what we were talking about, though she had said all of the above claims in front of both my wife, myself and our realtor. When my wife made the point to say we paid extra for the premium lot and inquired how it was still premium if we were losing 10 feet of it, Kayla stopped responding. She never clarified what constituted a "premium lot." It was incredibly frustrating to realize that, despite paying an extra $30,000, we couldn’t use our yard to its full potential. Had we known we would be losing 10 feet of our yard due to fencing restrictions, we never would have chosen this lot or spent the extra money. This was not the first time Kayla misled us. During the purchasing process, she assured us that the house would be ready well before the projected time, repeatedly saying, "The drywall is up, which is the hard part. Everything after this is going to go extremely fast." She also mentioned that she had never had a project take the full projected time and promised we would be in by early June. As we were purchasing from out of state, this information was critical. Based on her assurances, we moved down from Minnesota two months early, only to end up spending around $15,000 on a hotel while waiting for our home to be ready. Those "two weeks" turned into two months, causing us immense frustration and unnecessary expense. We could have stayed in Minnesota, where we were living rent-free, had we known the accurate timeline. I feel compelled to share how deceitful and duped we felt throughout the entire process. Kayla single-handedly took what should have been a joyful experience and turned it into a costly and disheartening one. Her dishonesty and tendency to over-promise and under-deliver made what should have been one of the happiest times of our lives stressful and disappointing. On a more positive note, Andre, who was our Construction Manager. He was excellent. He faced a laundry list of items that were not up to standard that we found in our walk-throughs, but addressed them quickly and professionally. He was friendly, understanding, and communicative, ensuring that our concerns were heard, valid and addressed. Andre was realistic in his approach and never over-promised anything, which we genuinely appreciated. In conclusion, if we had been given accurate and honest information from the start, we may have chosen a different lot or even a different neighborhood. Unfortunately, our experience with Kayla has left us with a home purchase experience filled with regret and frustration. I hope this review helps others make a more informed decision when considering Casa Fresca and doing business with Kayla. We have tried tirelessly to get ahold of someone from corporate to discuss the issues, and nobody has reached back out to us, further frustrating us. ... More

My wife and I bought our first home and feel Casa Fresca let us down in many areas. Stand out would be the terrible build quality and workmanship. It looks like they hired middle schoolers to do most of the work. It seems to be an issue across all price ranges and areas of FL so I don’t want to put all of the blame on casa Fresca but I will never buy a new construction again

If you’re not happy with the color scheme or elevation of your home ask your agent for a different home even if you have to wait a bit longer to move in. I wasn’t given that option. I was never happy about the colors scheme and the elevation, I felt pressured in making a decision to purchase the home. I was told I could change that one exterior color after closing on the home, come to find out that I cannot, I have to repaint the entire home. It was all a lie to get me to sign that contract and for the agent to secure the sale. No one would take accountability for all the misinformation and no one work with me to make that small change. Very disappointed with the quality of everything. Was expecting something better

The was the worst experience I have ever had. I brought this home and during this time I asked to see a Model because I lived in California. The associate sent me a video of a model home and lead me to believe that this would be my home. When I did the inspection, I asked to have the paint done correctly to my surprise it was not done correctly when I arrived. The wall coverings for the socks were slightly damaged. The master bathroom toilet wasn't functioning. The carpet wasn't the color that was shown to me. This company is still building homes like its 1980. I totally disappointed. I don't understand why the master shower isn't enclosed, the light fixtures over the vanity are very cheap and they gave me 50 dollar sinks for a house that is almost a half a million dollars. In order to sell this house, I will have to put at least 15 thousand dollars in it to modernize this home. It's like they are stuck in a time warp. I was hood winked and bamboozled. ... More
