Overall the process was ok but very stressfull the construction team needs to work better at getting things done on time and properly.

Overall the buying experience was a good one. The advice I would like to give to any potential buyer is to make sure you go through the home with a fine toothcomb before closing on your home. Please do not make the same mistake I did. I love my home, and the location but the craftsmanship and materials used throughout the house are not quality at all, certainly not quality materials for the amount you paid. Even though the warranty team tries to work with you, certain things are not covered under warranty. Lesson learned.

Build materials were a little cheap. Perhaps this was done to save money and offer a townhome in Starkey Ranch under 300k. I can live with it, I will simply be replacing things. There have been several areas of concern (post-sale) with regards to the quality of work associated with Landscaping and drainage (within the courtyards). Bottomline - They have some work to do (after the sale) on Unit 4 if they ever want to win my confidence. So far, I am not impressed.

The buying process was smooth. After closing the nightmare began, several punchline items remain still open and not taking care of. The list for the 30 day warranty walk is long including MOLD remediation and having to deal with tearing out the WHOLE kitchen for several weeks. We bought a brand new home to avoid these type of situations yet we are now exposed to structural and health issues with MOLD. A total NIGHTMARE

I just wish your sub-contractors, inspectors, and quality control folks were as good as your salespeople. I have owned 16 homes before this one and must say this is the worst we have ever had as far as quality. The paint is terrible, the electric in the bathrooms is atrocious ( no box for the lights and electrician just punched 8" long holes in wall with a hammer for the wire, now you cannot change the $5.00 light installed at time of build), the bathroom cabinets are nothing more than a base kitchen cabinet. Just overall the worst built house I've ever seen. And of course, getting anything repaired after the fact is a pain as well. Home buying process was great. After we moved in there has been no contact for the issues we have.

You won’t hear from the construction manager as much as you should not as early but overall the builder is great. All of the specifications were necessary and checked out. 5/5 recommend this builder. Having slight customization options in a design center would’ve made the experience better.

Negotiation of purchase price. Being the fact that the appraisal came back lower than the sale price builder at first did not want to come down the difference. They almost canceled the whole deal, which made to an unpleasant buyers experience. They at least decided to split the difference, which still wasn’t the ideal option. Overall the sales rep was good. The construction mgr was okay. Make sure you really look at every detail when buying home.

Was just a bit dissatisfied with how the hoa orientation went. We had questions if we can use the hall for birthday celebration since we’ve known from other exclusive subdivisions that there’s no problem doing this as long as there’s an arrangement w/ the management. We didn’t like the response given to us saying that we’re the only ones who got a problem with this. Who will like the reply that we cannot use the hall for birthday celebration. We’re talking about having a party that will include relatives and friends. We were told that we cannot do it here. I think it’s just unfair.

When buying a home sometimes the price, location or size is not the most important but how your sales consultant make you feel. In our case we met our consultant a year before we were ready but she stayed in touch with us just checking on us, even when we found a comparable house we went back to Casa because of the relationship we had with Yazmin. Legally binding offer letter of $25k closing costs + 4.99% rate buydown were not met. I am very unhappy and still considering taking you to small claims court for this. Please feel free to call me for details. Quality of the flooring downstairs is abysmal with air pockets underneath everywhere. Nobody came out for a 10/30 day walkthrough which I was told we would get. House got flooded and Super did not tell us. Once we found out and reported the issue we were banned from walking the property until completion which was shocking to my realtor. My experience overall I would say has been okay but that was due to some bumps in the road that I experienced upon moving in. I would highly suggest you check out all the closets and ensure they were installed correctly. I unfortunately had my closet racks fall apart after I added my clothing as the rack was not installed into the beams of the wall. I had my own stud finder and marked off each spot and they did not match the holes left in my wall. I reported it and while I did get a response I realized it had been nearing two weeks and nothing had been scheduled. Then the other side of my closet began to show signs of coming out of the wall as well and I submitted a second report. The response took longer than the advised 48 business hours and by that point I began calling around to try to get some assistant. I got a hold of someone by the name of Becky who I believe worked at the Casa Fresca Main Office. She was a tremendous help in getting the ball rolling and in a couple of days I finally had my closet repaired. That same day someone came by as well to address the little issue I was having with my blinds. There are a few other outstanding things that were supposed to be addressed in regards to the irrigation and the grass that are still outstanding but my main priority was repairing that master closet. ... My only issues were minor build quality issues and construction manager follow up. I dont feel like after spending $400k+ on a home there would be splattered paint spots on the floor and being told to buy products to clean it up. The house wasn't up to a cleaning standard for a highway motel in my opinion. We had to spend a whole day cleaning after moving in. The home felt rushed in some ways and there are wood squeaking sounds in two rooms. I can feel my foot slighting pushing down the wood as I step over it. Then a representative is educating me that this is normal and it's only fixable after 60+days IF it gets worse. Your sales representatives are great but I'm grateful I have a home. Companies have a culture. From the top to bottom. Something I feel is the casa Fresca team reflects a culture that can pushy, not interested, and condescending. I’ve felt that during each part of the home buying process. And the masonry work is pretty bad too.

I’ve noticed that several walls and countertops are not even at 90° angles as they should be. Also the mailbox location that we have has no lighting whatsoever so almost impossible to check your mail after dark and feel safe.

I m open warranty claims never get answer!!

I was quite disappointed with the condition of the home. It was dirty when we moved in the garage was a mess. Need to take a little more pride and what to do what if my wife had to get on her hands and knees and scrub us the marks off the floor not impressive

I bought my home out of state because I am a first-class sergeant and was stationed in another state. My wife did the initial walk-through and discovered numerous issues that needed to be addressed. The project manager tried to dismiss some of these concerns, while they promised to fix others even after the closing date. We attempted to push back the closing date until the repairs were completed, but we were unsuccessful. Fast forward to after moving in, we encountered several problems with the house. Initially, the sellers were reluctant to address these issues until we continued to voice our complaints. We have been living in the house for a month, and we are still experiencing issues with the air conditioning. I believe it is undersized, as it doesn't perform like the AC units in other houses of the same model. The house looked great when I bought it. They seem to rush through the building process and leave a lot of little things undone and are very slow to come back to fix anything that should be covered under warranty. When I moved into my brand new Casa Fresca home I had a hose faucet that was broken, pipes under my kitchen sink leaking and a hole the size of a fist in the flashing at the roof eve. They don't even install sprinklers in the backyard. I have been waiting 2 months for the hole in the eve to be fixed. They finally started it last week but left it half repaired and now I have to wait for another trade to come back to finish the repair so I am left with an even bigger hole now exposed to the elements. I ended up paying someone to fix the hose faucet and the plumbing under the sink because I could not wait for their slow response to warranty issues. Not what I expected from Casa Fresca homes at all. Also, it was great that they left blueprints in my new home. It's too bad they were for another home in the development and not even close to my floor plan. Completely useless and there is no one to contact that will help with anything. Financing was a nightmare, office was clean and kind, the process was repetitive and seemed very unorganized. Issues are not resolved timely. The house is beautiful but for the price can include things like upgraded fixtures, maybe fans, and crown molding etc. it’s very basic and shower doors were not even included.

Worked with wonderful people but the builder work is subpar. My upstairs floor is noticeably uneven along with some mild squeakiness, sink in half bath was installed crooked but the only way to notice it was to actually sit on the toilet. These things were brought to their attention within my first 30 days of moving in, but was told nothing could be done about it at this point. Building these homes were definitely a rush job as ALL my nearby neighbors have very similar complaints. I read reviews and they weren’t so great when I chose to build here. I just thought my experience would be different. My ONLY reason for buying here is because of no CDD. This is my 2nd time buying a home and this home is NO comparison to my 1st. Mortgage lender was pretty difficult to deal with. House build quality now living in the house wasn’t really good. Lots of paint over the handles, corners of the floors, sloppy caulking, bad cutting with paint and pretty bad door framing not sitting on the ground flush. Appliances were pushed in place which scratched all the floors. Didn’t notice at the walk as the house was never cleaned then the last walk it was just mopped. Now being in the house dirt gets in the groves and it’s super noticeable. Must say I was a little disappointed moving in but I got what I paid for. Loved the neighborhood and homes available when it first opened, however after finding home and signing contract, everything changed. It was like pulling teeth to get into home after framework finished, I was only allowed in home twice after; once to check finishes and once to verify work completed. Still waiting on work that wasn't finished 2 months after close and almost no response to requests, just excuses!!
